  4. What is Sealcoat?

  5. Sealcoat is a thin layer of liquid asphalt

  6. Covered by a thin layer of aggregate

  7. That is rolled and pressed in place

  8. With loose surface aggregate swept up after 24 - 48 hours

  9. and cures into a tight, dark surface

  10. Why Seal Coat ? All Asphalt Oxidizes and Deteriorates

  11. With time, weather and changes in temperature

  12. Asphalt dries and cracks

  13. Pavement rapidly degrades after cracking starts, and then water infiltrates

  14. If left untreated, all asphalt streets eventually pothole

  15. Early treatment is cost effective $1 for preventative treatment here Prevents spending $6 - $10 to fix this
