  2. Front of existing buildings before redevelopmentCondition: failing roofs, asbestos in glazing, broken windows, structural cracking. Porch overhangs are deteriorated. The property lacks landscaping.

  3. Rear of existing buildings before redevelopmentCondition: buildings in total disrepair. There is no central heat, air, minimal electric, major plumbing problems, broken windows, damaged doors, concrete patches on walls and no life safety equipment.

  4. Existing Exterior ConditionsConditions: note overhead and exterior cabling and wires throughout. Unsightly clothes lines, poor landscaping, parking issues.

  5. Existing typical bathroomConditions: No showers, lead paint, dated fixtures, significant plumbing problems, asbestos floor tile. Poor layout of floor plan.

  6. Typical kitchen before redevelopmentConditions: Cabinetry in disrepair, fixtures dated. No amenities. Stoves & refrigerators rented by the month. Asbestos in glue under sink, and flooring.

  7. Typical living room before redevelopmentConditions: Lead paint, peeling paint, brittle electric wiring, minimal outlets, gas heat connection, but no heat unit, asbestos flooring. The walls are cracking showing structural settlement.

  8. After redevelopment – Amenities:New management and leasing office, Make A Difference Center with computer lab, library, playground for children’s after school program& one of two new laundry facilities.

  9. New front exterior elevationIncludes lathe building system for new exterior skin of walls, replaced windows, doors, added columns, shutters, redesigned front entry and installed fire alarm system

  10. 1952 construction- after redevelopmentChanged profile of buildings by adding pavilions wrapped in hardi-board with raised roofs. Adopted neighborhood Caribbean theme depicted in design and paint colors.

  11. After redevelopment site workInstalled parking lot lighting, removed overhead electrical lines, installed new irrigation system, grass, trees, mulch and shrubbery.

  12. 1952 construction – rear area of buildings A completely new look! Created open green space with oak trees and shrubbery. We installed barbecue areas with picnic tables and bike racks.

  13. The New Greenwood ApartmentsInstalled monument signage, decorative wrought iron fencing between all buildings. We created an identity for the property.

  14. The new bathroom after redevelopmentAll new plumbing pipes, tile walls, showers! Redesigned floor plan.Installed cabinetry, flooring and all new fixtures.

  15. A new bedroomNewly sheet rocked walls, replaced all electrical wiring and installed central heat and air. We installed ceiling fans, TV and phone cabling, interior doors, closet shelving

  16. New kitchen after constructionWe improved the floor plan. In the kitchen we installed Whirlpool garbage disposals, dishwashers, stoves w/self cleaning ovens and stove hoods for proper ventilation. The refrigerators have ice makers!

  17. New kitchen after constructionAll kitchens now have phone cabling, all new electrical and plumbing, and new walls. We installed new window treatments, counters and cabinetry and flooring. We have encapsulated lead paint and removed asbestos.

The Greenwood Apartments Redevelopment • A $14,277,000+ redevelopment • 7 sources of funding including local bonds, tax credits, city and county loans, equity and grants • A partnership involving for profit, nonprofit and governmental partnering • A redevelopment of 25 buildings (200 units) that are more than 50 years old and in significant disrepair • Included retention of 90 families on site during construction • Construction achieved in four phases during a 14 month period
