  5. Background • This site is presently known as the Blueberry Hill PD and previously housed the Rose Peddler Florist Shop. The original PD featured a mixed-use concept of residential and non-residential development but was never built. The rear portion of the parcel contains a single family residence.

  6. Applicant Request • The applicant is requesting to rezone the commercial land use portion of this parcel (approx. 1 acre) to BR (Business Retail Sales) district and the remaining residential land use portion to R-1a (single family residential) district. Both zoning districts implement the existing underlying land use.

  7. Staff Recommendation • Staff finds the proposed request consistent with the Alachua County Comprehensive Plan and Code and recommends that the Board hear the item and approve the requested zoning amendments with the bases as noted in the staff report.
