SECURITY OR COMFORT TO BUYERS AND FINANCIERS All monies by way of sales proceeds and investment are deposited with the designated bank to the project. This is used to secure a line for a bank guaranty to the appointed construction company subject to contract. The construction company in turn provide performance bond to the bank. The Bank then serves as custodian to all landed titled documents. All sales proceeds are domiciled with them until obligations to the Buyers, Financier and all other obligations are extinguished. The risk of losing your money is mitigated as the completion of the project is ensured by the use of Bank guarantees which ensures the project is completed before the construction companies are paid. The financier’s position is further strengthened by the fact that 70% of the houses are sold off plan before the commencing the construction of the houses.
