Estate Manager • Estate Manager’s Job Responsibility To maintain and manage working of the Proposed Society campus in a effective and efficient manner. • Liaison with Builders, PCMC, Accountants,Auditors,Bank,Telephone Exchange, MSEDC Ltd. Etc on behalf of the proposed society. • Supervise working of Gardner, Sweepers and Security Personel employed by the proposed society. • Arrange and supervise purchase of Diesel, Water and any other materials/services. • Negotiate, Finalize and Supervise AMC for Elevators,DG Sets. • Upgrade and Maintenance of Fire Fighting Equipment. Negotiate a AMC for the Fire Pumps located in the premises.

Estate Manager • Organize services of Plumber, Electrician,Carpenter, Civil Contractor etc. for all residents. • Preparation and Collection of Quarterly dues from all Members and issuance of receipts. • Attending to residents complaints related to the working of the proposed society. • Organize and supervise social projects undertaken by the Proposed society • Periodic reporting to the managing Committee on working and progress of various matters. • Letter of Authority to be issued to the Estate Manager for representing the interest of the Society Members. • Presence of the Society Office Bearers will be required when the land is to be conveyed to the society. • Appointment of Chartered Accountant representing the society to verify the accounts in the builders office. • All relevant documents and Approved Plans to be procured from the Builders. • Completion Certificate for each flat to be obtained. • Liaison with PCMC authorities for the Property Tax verification. • Prepare and Print a Flat Owners Telephone Directory for the use of the members on approval by the membersif agreeable to all flat owners. • If space available then a Vermiculture plant to be commissioned. • The importance of Rain Water harvesting for the society.

  4. Estate Manager • Reporting & Working Time. Sunday – Wednesday : 0900 – 1700 Hours Friday : 0900 – 1700 Hours Saturday : 0900 – 1600 Hours Lunch Break : 1300 - 1345 Hours Weekly Off : Thursday Salary Remuneration : Rs. 25000/- p.m.(Excluding Conveyance & Mobile Expenses) Conveyance & Mobile Expenses at actual. Visit to Bank and Builder’s office or into the city on official work will be charged on KM basis at Rs. 8/- per km. Deductions of Professional Tax at source. Yearly Bonus and increments as per the society Rules. Casual Leave & Sick Leave as per the society rules & Regulations. Privilege Leave of 15 days per annum. Gratuity after 5 years of service. Termination: Either side can terminate the appointment by giving one months notice.

  5. Estate Manager Requirements for the efficient running of the society : Workforce consisting of sweepers for cleaning of Staircases. Cleaning of Common Areas of the society with the same workforce. One person to supervise the working of the sweepers and Gardner. He shall work under the Estate Manager and carry out simple bank and odd jobs. Get quotations from Security Companies for appointing a round the clock security on campus. Repairing of Intercom and video phone in each flat. Gardner's for the maintenance of the common garden. Accounts data entry to be done every 15 days by the duly appointed C.A. or his allocated staff. Computer with Printer and Internet Connection to be provided in the office premises. Purchase of Tally 9 program for maintaining accounts. Office Chairs and Table to be purchased for the office premises. Stationary, Files and printing of Bill Books,Vouchers .Filing cupboard to be provided in the office . Monthly purchase of Cleaning Material.

  6. Estate Manager Finally I may have missed out on certain issues but be rest assured that I do not limit myself to the points mentioned herein. Many other points come up as the daily work is carried out and I cannot say that I will restrict myself to the points mentioned. If something crops up which is beyond my capabilities , I will take the society help and sort it out. In the offing, the society decides to hire my services, I assure you that I shall carry out my duties in a efficient manner and to the best of my abilities.
