  2. MISSION PMS 2008 • The C&MD placed Vision 2020 to all the employees on the eve of 60th Independence day 2007. • Inspired by that ; Here is the Mission 2008 PMS Which is integration of all the monitoring & measuring systems. In other words this P.P is titled A to Z PMS

MISSION PMS 2008 • A to Z PMS is holistic comprehensive 3 dimensional total solution considering all the aspects of world wide good practices being adopted by all the developed super powers. • In the next slides each letter of the English alphabets is charged with a mission to deliver the good messages contained therein. • Please have patience to learn alphabets from A to Z not as a kid but as responsible developers of the new system in offing.

A – for apple – eat it - be fit • A – for Administration Management System • It is not Attendance Monitoring system alone installed in KSPHC which keeps track of the presence / absence / movement of officials. • An official may be physically present but mentally absent doing little work • A- Good Architecture – Vaastu Compliant is need of the Hour.

Every employee has to first feel that • Corporation belongs to him / her which is possible only when their services are recognized & paid in terms of wages or salary which in turn motivates them. • Feeling insecure being watched is a guilt in the minds of the employees rather the employees should themselves work more & become workaholic by sheer good work environment. • Get inspired by CMD’s words & deeds

B – for Bat - Score 100 • B – Best practices • Being in the construction field we have to learn a lot from leading constn companies preferably local reputed companies such as L&T , Mantri Developers, Purvankara & Sobha Developers, Shapoorji & Pallonji to name a few; who are all ISO companies . • Backward Integration Building our own Engg Infrastructure or Outsourcing to get good products. • We have to learn from them with all humility.

C – Cat – be silent • C – Contract Management ,handling all types of contracts such as lump sum , item rates, percentage two stage tendering for adopting the latest technology, turn key contract for immediate delivery & all other types of contracts. Cost over run prevention management also. C – Customer Delight

D – Dog … yes watch Dog – Disaster Management system • Handling situations such as individual contractor declares insolvent /expires, const company goes bankrupt, constructed Bldgs develops heavy cracks beyond repair during constn period , force majure conditions caused by floods, political instability/ epidemic / civil wars etc

  9. E for Elephant … Be a leader like elephant • E – Environmental Management system EMS 14001:2004 • Which is under acquisition by KSPHC. • We shall be role model for all the public sector constn companies in adopting & getting certified to EMS. • E-Eco Conservation

  10. E – Employee empowerment – • Allow & encourage the freedom to ‘ Rock the boat’ with out fear. The days of branding a person as a trouble maker or as having an attitude problem should be in the contest of empowerment. • Something must change . • Rocking the boat is one way….

Take a leap forward • F – Financial Management system & • Recently CMD did innovative Forward Auction for obtaining Online Forward Auction to receive quotes for Interests to one year term deposit on dt: 28-03-2007 for Rs. 140 Crores yielding 11.00 % interest in place of 8.00% that was prevailing Fast tracking Management system- to keep an eagle eye on the prestigious projects taking professional expertise. • To achieve an earlier completion date by shift system.

G for Goat … Use the available resources • G for Good e Governance Management system • G for Green Buildings – By the Govt to the Govt. • Karnataka State Government being IT capital of India i.e has taken a lead to all other states in revenue record updation – Bhoomi, governance in all Govt & PSU’s . • KSPHC takes a lead to follow all such.

  13. H for Horse …. Be a work horse • H – Human Resource Management System • Treating all employees as comrades • HR Dept is the core of the organization • H – Building House of quality in KSPHC.

I for Ink … Ink your document • I for Input Management System • Good baasundi is prepared by good ingredients i.e inputs such as fresh milk, sugar, kesar, cashew, dry grapes etc. Similarly KSPHC should get all good inputs/ideas from all stakeholders including all employees of KSPHC. Let innovative ideas flow from hearts of all of us. • I – Internal Auditing – be on alert & don’t be indifferent

J for Jar… Drink nectar from the jar • J – Japanese 5 – S practices • Organization (Seiri) – Stratification Management • Neatness (Seiton) – Functional storage & eliminating the need to look for things. • Cleaning (Seiso) – Cleaning as inspection and degree of cleanliness. • Standardization (Seiketsu) – Visual management & 5-S Standardization • Discipline (Shitsuke) – Habit formation and a disciplined workplace.

K –for Kite … Fly it • K – for Knowledge Area Project Management • Knowing something with the familiarity gained through experienced education observation or investigation • Also a process, practice or technique • Kaizan – means improvement • Kaizan- A philosophy of combining professional, social, personnel & spiritual life to be constantly improved.

  18. L for Lion.. Take leadership . Become a Lead Auditor. • L – Logical thinking on the project • What ever the best system we may have ; without logical thinking the best system becomes redundant.

  19. M for Money ….No , M for Mission • M – Management Representative – taking care. • M – Multi task undertaking • M- Monitoring & Evaluation Mere possessing PMS does not serve any purpose. It is inbuilt software intelligence , detailed study analysis, case to case studies after detailed inspections at the work spots & taking clues from such inspections will alone make PMS fruitful otherwise it is a dead system. • Also M – Motivation from the bottom of the heart of all the employees – the conducive environment creation is Top Management’s responsibility.

N for Nation – be proud of it – Hum Hindustani • N – N/Cs spot NCs - by “CMD” • N - e Note Book & Diary writing by one & all • N – Networking / Online meetings by WAN systems with iphone, land phone, mobile, fax/sintex, phones etc., • N – No more Head Office meetings with Executive Engineers is required. • Quarterly live meetings with EEs & concerned Officers will suffice which saves time, money & energy of all the stake holders.

  21. O for Orange Juice – drink it • O for OHSAS 18001 by BSI India • along with ISO 14001 : 2004 EMS System the above is required for taking care of the construction industry employees who are the Real Nation Builders – the true work force.

  22. P for Parrot… No • P for Project Management System • “Project Management is managing the projects and the activities related to the projects. Here the contractors and engineers execute commands related to the projects by selecting each project from the given list of projects. The activities include the viewing and uploading of the documents, pictures, video clips, Q.C. Reports. Engineers can enter their site visits under project management by selecting the project first and then clicking the site visits link. Different reports and tests are to be uploaded for the project in support for the working of projects. For this formats are available under Project Management in Web Access. You can view and download the templates for different Q.C (Quality Control) formats. All these activities grouped together forms the Project Management.”

What is more important to PMS is • > Adding intelligence to the existing KSPHC PMS • > Customization of related software to serve the needs of KSPHC. • > No “bug “ in the application software mounted on KSPHC WBPMS. • > Making PMS lovable & delightful system by providing all user friendly manual, basic training & adopting live (use) & let live use broad minded policy.

Q for Kwality cookies – eat it • Q for Quality Management System • Where an organization needs to demonstrate its capability to meet customer requirements for products & or services and assessment for that capability by internal & external parties • Also a Guidance for performance improvement – standard ISO 9004-2000.

Water Harvesting • KSPHC has already taken a decision to implement Rain Water Harvesting in all its ongoing constructions steps have been taken to collect the water falling on the roofs and areas surrounding the buildings and use them to recharge the existing wells, aquifers etc • R- Incorporating Risk Management System into PMS Dealt separately

  27. S – Sun.. Yes • S - Adopting Solar heating / lighting System to conserve energy • Using passive architecture for insulating the building from heat produced by the sun • S – Suggestion system for pro activating • S – Strategic Management

T – Grow Trees • T –Total Quality Management is an approach to business that looks critically not only at the products and services a company provides in relation to the process it employs to create them but also at the work force, to ensure that outputs fully satisfy customer requirements. • Time Management as well.

  29. U for U-You. The customer should be treated with respect, friendly attitude, taking into confidence, treating on par, understanding their perception or making them to understand / comprehend the good inbuilt features in the project • U – User Dept requirements fulfillment within the ambit of MOU only

  30. V – Vision • V for Value Added system for customers delight • Project apart upon the completion and handing over of the project as per MOU, there should be a value added product which delights the customer/user department. • This is not mandatory but complimentary.

  31. W – Where there is a Will, there is a way use WAN SAN LAN effectively • W – Win Win System • Implies both the organization and the supplier (contractor) should feel happy and get rewarded (not incurring losses) • Which is mutually beneficiary long term relationship • Harnessing wind force

W – Work break down structure • A deliverable-oriented hierarchical decomposition of the work to be executed by the project team to accomplish the project objectives and create the required deliverables. It organizes and defines the total scope of the project. Each descending level represents an increasingly details definition of the project work. • The deliverable orientation of the hierarchy includes both internal and external deliverables.

M. Vishveshwaraya, Er. Balekundri. • Design Engineer Sri. Kembavi should be an inspiration.

  35. Z – Zebra • Z- Zero Liability Management System. • Any System should not have adverse effect with any liability on the sever, client and user. • Steps to be taken for the company (KSPHC) to prosper and not to incur losses like some PSU’s.

  36. Z- Zero Defect Program Zero – Defect is a performance standard. It means that no defect should be allowed to occur in the production / service, that even 99.9 % quality confidence level norm is not acceptable. Concentrate on preventing defects rather than detecting them. *********
