  1. Chris Goodman, PE SSRCx, LLC High Performance Buildings 2007 Steven (Rusty) Ross PE, CxA, LEED AP SSRCx, LLC Challenges and Opportunities in Commissioning Electrical Systems

  2. Electrical Commissioning • Commissioning services are being driven by the needs of the client. • Commissioning has evolved from focusing primarily on HVAC systems • Owners are realizing the benefits of commissioning electrical systems

  3. Electrical Commissioning Goals • Goals of commissioning electrical systems: • An efficient sustainable system that is capable of meeting the needs of the facility. • Coordinated electrical systems with maximum protection balanced with reliability. • Less downtime of electrical systems from failures within system. • Proper coordination of emergency power systems with systems they serve. • Proper operation of fire alarm system and interface with other systems (HVAC, elevator, security, etc.)

  4. Electrical Commissioning Scope The extent of the Cx scope is dictated by the type of facility: • Healthcare Facilities • Research Facilities • Data Centers • Educational Facilities • Office Buildings • Assemblies

  5. Electrical Commissioning Scope: Tasks Commissioning is still tasks and systems. The customer and the CxA develop a scope that best suites the facility/client based on the facility’s function • Tasks • Development of Owners Project Requirements and Basis of Design • Plan reviews • Shop drawing reviews • Installation documentation • Electrical testing of installed distribution equipment • Functionality

  6. Electrical Commissioning Scope: Systems Systems commissioned and lessons learned • Normal Power Systems: • Medium Voltage Switchgear • Main-Tie-Main Auto Throw-over Schemes • Switchboards • Transformers • Panelboards • Emergency power systems • Generators • Paralleling Gear • Automatic Transfer Switches • Fire Alarm Systems • UPS • Lighting Control Systems • Nurse Call Systems • Tele/Data Systems

  7. Electrical Commissioning Challenges Challenges of commissioning electrical systems • Becoming involved early in the process • Defining scope of work • Determining functional descriptions • Coordinating with construction schedule • Defining the finished value to client

  8. Electrical Commissioning Standards Standards used to define commissioning criteria for electrical systems: • (NFPA 70) National Electric Code • (NFPA 110) Standard for Emergency Power Systems • (NFPA 72) National Fire Alarm Code • NETA Acceptance Testing Specifications • Building Industry Consulting Services International (BICSI), Telecommunication Industry Association (TIA), Electronic Industries Alliance (EIA)

  9. Questions and Answers Thank You!
