The Structure • Building is designed by Hafeez Contractor and a tender is going to be • floated shortly to invite four of the reputed structural contractors • namely: • Higher Floor plate efficiency. • Showrooms & office units. • Basement + Ground + 20 floors (As per current height restriction of • 91 metres by civil aviation ministry). • Approximately 25,000 sq. ft floor area per level. 10

  14. Development Phase 1st April 2008 - M/s Sonata Realty Pvt. Ltd. has conveyed, sold and transferred by way of Deed of Conveyance registered on 22nd day of May, 2008, to Mumbai Metropolitan Region Development Authority a piece of a land admeasuring 13,800 sq. Meters. 1st April 2008 -Mumbai Metropolitan Region Development Authority has granted leasehold rights with the development rights in favour of Sonata Realty Pvt. Ltd. a peace of a land admeasuring 4802.10 sq. Meters. by way of Lease Deed registered on 22nd day of May, 2008. 2nd July, 2008 -M/s Sonata Realty Pvt. Ltd. had given a proposal to develop the said property to Mumbai Metropolitan Region Development Authority vide its letter. Mumbai Metropolitan Region Development Authority has approved the scheme of M/s Sonata Realty Pvt. Ltd. DEVELOPMENT STAGE 14

  15. Development Phase 27 May 2008 - Handing over and taking over the said property. 3rd July 2008 - M/s. Sonata Realty Ltd. have submitted the plans showing proposed development to the Authority which are under approval status. Awaited due to NOC’s from CFO and M&E depts. of MCGM. 9th July 2008 - MMRDA gave permission for soil testing. 24th July 2008 - The Authority gave the permission for temporary structure on the said plot by paying development and construction charges. 6th August 2008 - M/s. Sonata Realty Ltd. have paid the CFO charges on the gross built up area for consideration of NOC to MCGM. 8th September 2008 - In the Maharashtra cabinet meeting held, it was amended to give FSI 4 to the ODC (Oshiwara District Center). 15
