Broadcast Solicitation for Generic Office Space • Tenant agency is unknown at time of solicitation issuance • Intended to Reduce Lease Cycle Time • Saves lease procurement time by receiving and ranking offers prior to announcement of any particular requirement • Identifies Lowest-Priced Offeror based on: • Delineated Area • Amount of Space • Length of Lease Term • Agency-Specific Requirements What is the aaap?

Property Owner and/or Broker Develop an Offeror Profile • Identify properties/ space for consideration • Develop offers for available space • Inventory Refreshed Monthly during Open Period • Open Period – 1st through the 7th • Offerors enter/change/update their offer or profile ONLY during the Open Period • Offers Carry Forward Month to Month Unless: • Modified or Deleted by Offeror • RLP is Replaced by the AAAP staff How it works

  4. GSA initiates the procurement after the Open Period The AAAP identifies the lessors that meet the requirement GSA conducts due diligence to ensure requirements are met by the selected offeror How it works

Rates/Terms submitted by Offeror: • Base Rate, Base Year Operating Costs • APR for tenant improvements (Up to $35.07/ABOA and over $35.07 / ABOA) • HVAC Overtime Rate, Daytime Cleaning Rate • Concessions, Number of months free rent (if any) • Broker Commission Rebate (if any) • GSA calculates a NET PRESENT VALUE (NPV). That NPV is then compared to the NPVs of the other offers to determine the lowest cost option to the Government AAAP Selection/ lease award
