This presentation provides you, the end user, with an overview of the forthcoming construction activities at the Cavendish Street Campus. • The presentation will last around fifteen minutes and will: • Provide an overview on what we are building • Introduce you to key members of the Osborne team • Discuss key construction activities and interfaces with the campus • Talk about any potentially disruptive works If you have questions, feel free to ask them at any time

Project Overview Geoffrey Osborne have been appointed to construct a new building at the heart of the Cavendish Street Campus ‘The Hub’ Development will provide: New offices and teaching facilities Circulation routes to the adjacent buildings A modern kitchen with dining over two levels The building will utilise ‘Sedum’ grass roofing and copper cladding to achieve a contemporary look

Key members of the Osborne team • Steve is responsible for leading the site team and will be your principal Osborne contact • He has a wealth of experience in building complex, logistically challenging projects • He has recently completed the redevelopment of Brixton London Underground Station Steve Crook Project Manager • Peter was a key member of the initial bidding team • He is very experienced in demolition and inner London working • He will provide office based support to Steve Peter Russell Contracts Manager

Programme dates Proposed start on site 30th May 2005 Soft strip & demolition June 2005 – August 2005 Erect steel frame August 2005 – October 2005 Start envelope works October 2005 Substantially weathertight January 2006 Internal fit-out January 2006 – August 2006 Proposed completion date 18th September 2006

  7. Interfaces with the public • We have agreed a scheme with the University to define our work areas by using full height timber hoardings • These hoardings will segregate campus users from our work activities • The hoardings will also minimise the effects of noise, dust and pollution

Demolition – proposed methodology • The soft-strip and demolition works starts in June for a period of 11 weeks • Where possible, we have planned to utilise non-percussive methods to minimise the disruption to the University Bobcat skid steer – for loading arisings & waste materials Brokk incorporating a concrete crunching attachment Track mounted diamond saw Pedestal mounted diamond drill

  14. Demolition – protection works This photo shows the top of the lantern structure in relation to 1st floor level. The majority of the demolition works will occur below 1st floor level Flame retardant translucent plastic sheeting, 2.4m high, will be fastened to the ground floor windows to obscure and provide protection from the demolition work We shall lay a temporary bitumen protective layer over the ground floor slab. This will prevent the ingress of water into the lower ground floor during the construction works
