  1. Leasehold Improvement Forum 8th September 2018 Section 20 Notices/Major Works – Payment Options Peter Mair, Recovery & Litigation Manager

Process • You will have received an initial Notice of estimate • However you only need to start paying once we have sent you an invoice • This will generally be when works start on site • We understand the impact of rising living costs, lifestyle changes and receiving a large invoice • A workable solution can usually be found

  3. Payment Options • The terms of your lease require payment to be made quarterly • Range of options up to 72 monthsinterest free • Additional time may be available with interest • This dependent on invoice value and whether you are resident in the property or not • If the invoice is above £10,000 you will need to consent to a charge being placed on your property

  4. Difficulty paying/Assistance • Leasehold services have a specialist team of experienced officers • They will assess your circumstances and be able to advise you how best to proceed • Referral either to a Financial Inclusion Officer, Citizens Advice Bureau, Step change or the Department of work and pensions • Your lender may be able to assist w payment • We will ‘Hold recovery’ to allow time for solutions • 1-1 meetings individually to address complex issues

  5. Summary • We will proactively chase up resolution of queries with our departments • We will attempt to engage with you by all available means if you have not made payment arrangements • We only take recovery action where all other options have been exhausted
