Fact: Although borrowers pay for the process; an appraiser is hired by mortgage lender. Myth: The appraisers set the sale price. Fact: They just create a credible statistic depending upon the prevailing market trends. Myth: Money spent on home improvement will add exact dollar value to property.   Fact: Value added is equal to what market is ready to pay for these improvements.  Myth: The role of an appraiser & inspector is same. Fact: An inspector provides visual examination whereas, an appraiser analyzes the value of property. Myth: An appraisal is only based on square footage of the home.
