  1. What are the important clauses to be included in Rental Agreement? The clauses of a Rental Agreement must safeguard the interest of both parties - the tenant as well as the landlord as follows -

  2. 1) Names of both parties including all adult tenants. 2) Terms of Agreement – the 11-month lock-in period for a month-to-month basis. 3) Rent – the amount payable with due date and mode of payment.

  3. 4) Electricity Charges – this charge shall be paid separately other than rent to the  concerned department. 5) Security deposit – Mentioning the amount as mutually agreed to pay as a    refundable security deposit. The clauses of a Rental Agreement must safeguard the interest of both parties - the tenant as well as the landlord as follows - 6) Repairs and maintenance – Maintenance obligations should be clearly set out for  both tenants and landlords.

  4. 7) Subletting – whether the premise or a part can be further assigned, sublet to anyone else. 8) Restrictions – If any like non-vegetarian food, disruptive behaviour, illegal use of premise, causing distress to neighbours etc.

  5. 9) Notice Period & Termination – notice period of a month for normal eviction and  clauses for termination of the agreement. 10) Renewal Terms – the term of renewals after 11 months with some minimum % of hike in rent.
