  4. Architectural Requests 16 of 17 (94%) Approved ARC requests YTD Approvals include fences, new home plans, decks, patios, pools, playgrounds, fire pits, in-ground trampoline and landscaping. Average approval time is 6 days

  6. Speeding in Five Oaks The board proposed 2 speed bumps along Ridgecrest. We did mail in ballots and some door to door visits, but we were not able to get the required 2/3 approval for installation. Phil Teal has started a speeding committee and has spoken with the Lebanon Police Dept. The police will be doing speed checks during peak hours of 7-9 AM and 5-7 PM.

  7. Speeding Report 10/3/2013- 10/14/2013 Posted Speed = 30 mph Average speed = 29 mph Highest speed = 52 mph Total number of vehicles = 4279 Number of vehicles > 30 mph = 1718 (40%) Number of vehicles < 35 mph = 3858 (90%) Number of vehicles < 40 mph = 4218 (98.6%)

  9. Neighborhood Updates Front Entrance/Bridge Landscaping Lighting on Chesapeake Post/Sign Repair

  10. Front Entrance/Bridge Maintenance The HOA is continuing to pay Pinnacle Landscaping for maintaining the front entrance. The entrance is owned by the clubhouse. They pay water and electricity, while we pay for landscaping. The HOA had 3 landscapers propose landscaping ideas for the bridge. They did decide on a design, however, after consideration, it was determined that we should have an irrigation system before implementation. We are working with the clubhouse to try and get this installed.

  11. Lighting on Chesapeake HOA has been in contact with MTEMC. Developer needs to submit a lighting plan to MTEMC for approval. Once approved, developer needs purchase and install fixtures. Once installed, MTEMC pays for monthly charges and maintenance. Developer has been contacted. Waiting for response.

  12. Post/Sign Repair Refurbished 12 posts (Stop sign & Street signs) Refurbished 4 Speed Limit signs Leveled the post at Jasmine & Five Oaks Blvd. Total cost of $1213

  13. 2013 Legal Action The HOA took 1 homeowner to court this year. The judge sided in the HOA’s favor and we collected $3375 in back dues, late fees and violations. Currently have 11 liens filed, the majority of which are for 2 year construction fines. Additional liens will be filed at the end of the year for homeowners who have not paid dues.

  15. Home Status • 15 homes & 3 lots have sold this year (2 of these were in foreclosure) • 3 current homes in foreclosure/bankruptcy • 100 Glenway Point • 611 Ridgecrest Lane • 211 Chesapeake Point • The HOA has paid to maintain 2 lots this year (approx. cost YTD of $673)

  19. HOA Board Elections Mike Moscardelli’s seat on the board is vacant. Letters and proxy votes were sent to all homeowners in September. The board solicited nominees for the open position. Two candidates were selected. Carol Cetnarowski & Richard Moscardelli Are there other floor nominations? Please cast your votes before leaving if you have not done so already.
