  15. 2013 Outlook • Continued Recovery. Investment volumes are expected to growslowly and steadily in Western markets although eurozone uncertainty will continue to impact business confidence within that region. • Safe Haven Destinations. Investors will continue to chase propertiesin the same, “safe” markets including London, Paris, Frankfurt, Hamburg, Munich and New York. • Local v Offshore. Majority of capital will remain close to home withthe exception of fund migration from North America to Europe andAsia, Asia into Australia and Europe and Middle East to Europe • Lending. The availability and price of debt finance will remain anissue in a number of territories, opening the door for new lenders (insurance companies) and mezzanine funds. • Opportunities.Opportunities for those prepared to take on more risk, but only if finance is in place.
