  1. 5 Things to Look for In the Roof of Your New Home

  2. Many new homeowners neglect to pay proper attention to the roof of the home they’ve just purchased, and if there are no signs of major damage, they assume that it’s in good shape and leave it at that. However, failure to have it thoroughly inspected can result in costly expenditures further down the line. If you’ve just moved into a new property and haven’t taken much notice of your roof, here are 5 things to look out for before you call up a professional roofing contractor to carry out an inspection: 1. The style of the roof Knowing which style of roof your new home has can help you better prepare for the types of damage it may be susceptible to, and enable you to set funds aside for any costs associated with repairing it.

  3. If you’re not sure what style of roof you have, a local roofing contractor can advise you. 2. Debris It’s not uncommon for debris such as branches, and even trash to get stuck on your roof and cause damage, especially in the aftermath of a storm or other such weather event. If you can see any debris on your roof and it’s safe to go up there and remove it, try to do so, but for larger debris or a very high roof, seek help from a roofing technician.

  4. 3. External signs of damage Once you’ve checked your roof for debris, take a closer look from a safe position to see if there are any signs of damage that need to be repaired. Some common damage you might see includes the following: Loose or missing shingles Damaged flashing Blocked or broken guttering ● ● ●

  5. Any one of these issues, or any combination of them, will require immediate intervention from a local roofer. 4. Internal signs of damage Following on from the external checks you’ve carried out for signs of damage, you should then carry out a thorough check of the inside of your home, looking for things such as mold or water damage in your attic, walls or on the ceilings, which could indicate that water is leaking in from somewhere in your roof. If you do spot mold or water damage inside your home, please don’t wait for the problem to ‘go away’, as it will likely only get worse.

  6. 5. When the roof was last inspected If the roof was inspected shortly before you purchased the property and no issues were detected, then you can safely assume that your roof is in good condition and requires no further action as of now. If the roof was inspected many years ago, not at all, or you aren’t sure whether it was inspected, however, it’s always best to arrange for a roofing contractor to visit and assess it, as soon as possible. Regular inspections are always a sensible idea, and scheduling these at least once a year can help keep your roof in good shape, and cost you less in repairs due to neglect.

  7. The roof is an incredibly important aspect of your new home, and failing to have it regularly inspected could be something you regret in later life, as the cost of repairs that have gotten worse over time, can quickly mount up. By following the 5 points listed above, you can keep your roof in tip top condition and enjoy your new home to its fullest. For any other assistance related to your new home’s roof, reach out to a local roofing contractor.
