  2. Who are we? • Operate across East Anglia, based in Bury St Edmunds • Traditional Housing Association since 1974 • Approaching 3000 homes - 650 through Iceni • 110 new homes on site today, all with Iceni • Bidding for 70 new homes per year through Iceni Homes • Founder member of Iceni Homes

  3. Strategic Advantages • Gives you clout – being part of a 250 home programme per annum makes you more relevant • Improves strategic thinking and national policy interpretation – 3 heads are better than one • Internal benchmarking as if you were one organisation – share financials • Shared risk and shared reward

  4. Operational Advantages • Keep opportunities ‘in the family’ • Benchmark development appraisal assumptions – remain competitive • Swap homes within the programme if non-delivery looks possible • Develop meaningful and long term relationships with developers • Create a forum for sharing ideas on risk, financing etc.

  5. So what else is in it…. • Iceni Board training • Builds Capacity by sharing of risk registers, policy, strategy and business intelligence • Cross working on other cost saving including maintenance and cost sharing groups • Building for sale? • Gives me three trusted senior colleagues – a network with a shared interest

  6. So…why wouldn’t we? • This type of partnership inevitably means we’ll be pushed into merging • Working together means we’ll be fighting over development opportunities • The risk is too great; we’re better off protecting what we already have • We don’t have the skills necessary to do this type of thing

  7. This could be the model that fits? • Go flirt…see who you might feel comfortable with • Dig around, do your due diligence • Be open, (but not in the way we normally say we are) • Leap, and the net will appear!
