  3. Definition • Traditional Neighborhood Development - TND • Transit Oriented Development - TOD

  4. Changes from Adopted TND • Implements TND/TOD as envisioned in CPA-01-09 • Required Residential and Non-residential components • Maximum block perimeters • Signage standards moved to Article 2 Signs

  5. TND/TOD Concepts • Central Point • Village Center • Transit Supportive Area • Block Pattern • Building Scale and Massing

  6. Approval Process • Allowed in Urban Residential Future Land Use and Activity Centers designated in Comprehensive Plan • Allowed in all urban residential and commercial zoning districts • Implemented through development plan review • Required for developments over • 300 residential units with no rapid transit route • 150 residential units with rapid transit route

  7. TND Density Standards

  8. TND Non-Residential Intensity • Base of 10,000 square feet of non-residential • plus 50 – 200 square feet per dwelling unit • Optional • 10,000 sq. ft. - achieving max allowed land use density • Plus 10,000 sq. ft – for each du above 4 units per acre • Plus 25,000 sq.ft. – if contiguous to a Rapid Transit or Express Transit Service

  9. TOD Density Standards

  10. TOD Non-Residential Intensity • Base of 10,000 square feet of non-residential • Plus 100 – 400 square feet per dwelling unit

  11. Block Design • Maximum Block Perimeter • Building Orientation to the Street • Location and Type of Parking

  12. Open Space • 20 percent requirement • Civic Spaces with design requirements • Plazas, squares, neighborhood parks, courtyards • Landscaped Areas • Pedestrian Trails

  13. Recommendation • Conduct first Public Hearing • Provide direction to Staff
