Help parishes and schools with the building process Advise and recommend Guide (through AoC requirements for project approval) Visit during construction Be a look out for parishes and schools Client favorable contracts Liability Looking over project proposals to help ensure the project is in line Protect our families and children by making sure lead and asbestos concerns are adequately addressed Some of My Responsibilities

  8. I have learned in my time here that there is some confusion on the proper procedure for initiating and completing projects related to real property. I am working on drafting for review by the Archbishop a summary of our current building procedures. This will take much time and committee work to get acceptance for official publication. In the meantime, I would kindly ask that you contact me for all of your planned construction projects, so that I can help start you in the right direction, help make sure the contracts adequately protect you, and see that the contracts are signed by the appropriate authority. The Building Process
  9. Contracts Either use of a standard contract or a no-cost review of the proposed contract by our attorneys is required. Project Cost If project is under $25,000, Archbishop does not need to sign the contract but our standard contract should be used. If project is over $25,000, Archbishop does need to sign the contract, and Rich Kelly and myself need contacted for approval at the start of the project. Some Important Construction Policies to Note
  10. Volunteers Volunteers are a tricky thing and unless the work is something simple, volunteers generally can’t be used for construction projects due to liability concerns. Finances The Archdiocese stopped loaning money in 2006. In general for financial approval, all funds in cash must be available. If they are not, 50% must be available and the other 50% must come from a capital campaign. Some Important Construction Policies to Note
  11. Unions All new construction and renovation projects over $1,000,000 must be union contractors. Renovation projects under $1,000,000 may use non-union contractors. Exceptions to union requirements: If it can be demonstrated that union labor is difficult to find in the area. The work will be performed by a parishioner contractor.   12. For sale, purchase, and lease, contact me for appropriate procedure. For sales, the Chancellor, the Archdiocesan Finance Council, the College of Consultors, and the Archbishop must approve. Also for sales, two appraisals will be required. The Archbishop is the only one who can sign any sort of contract, including realtor agreements. There is no single “official” Archdiocesan realtor.
