Current Problems • The Steeple (Bell Tower) has deteriorated and it must be repaired • Leaks have worsened • Ceilings & walls in choir loft • Electrical issues • Water dripping in pews • Church contents at risk • Church structure and interior are being compromised • Mold and insect damage may result Wall in choir loft June 5, 2011

  6. Recent History Past repairs • 2004 – Roof repair / steeple flashing ($10,300) • 2007 – Steeple roof replaced ($17,800) • 2008 – Church roof replaced ($16,500) June 5, 2011

  7. Why must steeple be repaired now? • Potential damage to structure • Damage to sacristy • Ceiling above loft already needs to be repaired • Damage to church contents (i.e. organ, books, bells, etc) • Electrical system • Choir doesn’t like using umbrellas during service June 5, 2011

What’s been done so far Bids were obtained from two contractors • The lowest bidder did previous work on steeple roof • Total cost of repair: $54,200 • Includes steeple and front walls of church Applied for Ward J. Herbert grant • Applied for $27,100 (maximum grant; half of project cost) • Approved for $18,428 Applied to Bishop’s Church Extension Fund • Not being considered in upcoming appeals • Recently received funds for elevator installation June 5, 2011

  9. How will the church pay for this repair? • Ward J. Herbert Grant • $18,428 • St. James’ Capital Improvement Fund (blue envelopes) • $24,000 available (would like to use no more than $12,000) • Leadership Commitment (Vestry, Wardens, Rector) • $3,000 committed • Bishop’s Church Extension Fund • Request made Typical grants (if approved) are $5,000 - $7000 • Gifts from Congregation • Gifts from the Community • One year interest-free loan from contactor (up to $12,000) – if absolutely necessary! June 5, 2011

  10. How will the church pay for this repair? If $20,900 in contributions are not obtained: • Zero-interest loan from contractor • Try to obtain reduced price? June 5, 2011

  11. How will the church pay for this repair? As a last resort….. • Church steeple can be repaired without fixing the front walls of the church • Reduces project cost by $12,900 • May not eliminate all leaks • Remainder of work will still need to be done in near future • Overall cost will increase (reinstallation of scaffolding) June 5, 2011
