  1. Buying a new home can be exciting, especially if you're looking at a sunny place like Spain. But once you find the dream place and agree on a price, there are still a few more steps—and payments—before you get the keys. These final costs are known as closing costs, and they're important to keep in mind so you don’t get surprised. Closing costs are the extra fees you'll pay on top of the property price. For anyone buying property in Spain, these can add up to about 10–15% of the purchase price. That sounds like a lot, but let’s break down where this money goes. First, you’ll likely have to pay a property transfer tax. This is one of the biggest parts of the closing costs. If you’re buying a resale home (not brand-new), the rate usually falls between 6% and 10%, depending on the region. For new homes, instead of this tax, you’ll pay VAT at 10% plus an extra legal document tax, usually around 1.5%. Next, there are notary fees. In Spain, a notary is needed to make the purchase official. They create the public deed and file it with the Land Registry. These fees are set by law and usually range from €600 to €1,000. Then, you have to pay the Land Registry fee to register the property in your name. This can be another €400 to €650, again depending on the property’s value. You may also hire a lawyer to help with paperwork and make sure everything is legal. While this isn’t required, many people find it helpful. Legal fees are normally around 1% of the property price. Lastly, if you're getting a mortgage, there are extra costs for that—like valuation fees and possible bank fees. Altogether, keeping some extra savings aside for these costs is a smart move. It helps make the process smoother and stress-free because you’re prepared. Knowing where your money is going helps you make better choices and enjoy the adventure of buying a new home in Spain, without surprises.
