  4. The Big Picture

  5. Importance of Maintaining Chiller Efficiency • Centrifugal Water Chillers can account for 20% to 40% of a facilities total energy consumption. • A Centrifugal Water Chiller can lose as much as 30% efficiency and still appear to be operating satisfactorily!

  6. Cost of Inefficiency • 3,000 Ton Chiller PlantAverage cost to run chillers = $526,500 (Assumptions: .65kw/ton, $0.09/kwh, 3000 EFLH ) • Assuming 15% efficiency loss • $78,975 in WASTED ENERGY!!!

  7. Typical ChillerMaintenance Program • Periodic logging using clipboard and log sheet. • BAS monitoring of: • Condenser water temps. • Chilled water temps. • Amps. • Routine periodic and annual maintenance.

  8. Log readings alone don’t get the job done “Look, My Chillers Are Reliable, … Putting out a Consistent Supply of Chilled Water. Life is Good” -

  9. A Well Constructed Chiller Log Sheet can Reveal Problems Which Cost You Money Excess condenser approach is an indication of possible tube fouling HOSPITAL WITH 800 TONS CHILLING CAPACITY 20% EFFICIENCY LOSS = $18,743/YR EXCESS COST -

  10. Program Identifies Problems: • Fouled condenser or evaporator tubes • Loss of refrigerant charge • Cooling tower problems • Water flow problems • Non-condensables in the chiller • Incorrect chill water or condenser water temperature set points

  11. Easy to Use Easy to navigate Main Page allows user to check log readings, maintenance records, chiller info, etc.

  12. Easy data entry using PDA simplifies logging while adding value to the process. Data can also be exported directly into the program from a Building Automation system using AutoLog.

  13. Log sheet view identifies efficiency problems by highlighting key indicators in Red

  14. Identify Problem and Wasted Energy

  15. Chiller Instrumentation Any chiller logging program must begin with accurate, reliable instrumentation. Weiss Instruments Orange Research Better Fair
