  9. Course 7y900 health and comfort 1 C history of the area The name vathorst comes of a centuries old farm named “De Vathorst” situated on the south side of the location. On the north-east is the little river “De Laak”. In former days the area belonged to Hoogland. The original structure of building were separated farms, spread on the sand ridges, because the earth was very wet and with peat. The laak was the border river between the dukes of Gelre and the bishop of Utrecht. How normal building can lead to disaster

By the development of Vathorst the government invented the theme “A world of differences” the starting point is to make it a part of the town with an own identity on the base of differences. Course 7y900 health and comfort • 5 no evil intent • -I am convinced it is no evil intent of one the involved contracting parties, but a concurrence of circumstances caused by the way business is done • we are (were) too insufficiently aware of the specifications for a good ventilation system in the places people stay • that is why in spite of the problems of Vathorst and perhaps other projects, we must be glad that we now have discovered this consequence of bad ventilation so we can change it for the future How normal building can lead to disaster

Course 7y900 health and comfort 6 which are the technical problems A the most important reason is a lack of fresh air caused by: capacity of the fan, the machine, filters, inhabitants, tubes, air valves, pollution and wrong installation. Course 7y900 health and comfort • 7 how can these technical problems come into being • -the safety margin in the calculations is insufficient • -unfamiliarity with the technology on the site, the person who fits the tubes does not know s/he is doing the things s/he does • -the options for build in, space for the tubes (see photo before) • -the ease and responsibility of the workers on the site • -use the right materials especially filters • -use of cooker hood in ventilation installation • -instruction of the inhabitants • -cleaning and maintenance of the installation • -use of ‘unmentioned’ spaces in the right way How normal building can lead to disaster

Course 7y900 health and comfort 7.1 -there is insufficient safety margin in the calculations Moreover there are often no or bad design calculations (VROM 35%) After 5 years and bad maintenance pollution gives a reduction in working of 20% in position 1 and 50% in position 2 How normal building can lead to disaster

Course 7y900 health and comfort 8 A - safety margin As long as we do not know all the data, an option is over-dimension instead the situation nowadays This is a new phenomenon where the professional organization and the government has to say something about, you now cannot lay this responsibility by the performers. Course 7y900 health and comfort 8 B –price mechanism (cheapest in the beginning instead of in the whole lifecycle) In the Netherlands we are “price buyers” instead of looking to the whole life cycle. It is important not to look at the investment only, but to make an estimate including maintenance, comfort, health, and options for adapting when new technologies become available The way of thinking must change. For years and years we are talking about this subject, but it seems it is the only thinking, not doing How normal building can lead to disaster

  48. 8 D – customer value and Lean Construction Management The philosophy of Lean is first define what is important for the customer than start the process of continue optimalisation to raise the customer value and to minimize waste (in the widest meaning of the word) In my vision, this philosophy is the best to reach the best quality for the best price. Every discipline works together and not only for their selves. That is why you have to threat your partners as your own employes and opposite Only use new technology when you know all inns and outs about. There are more rules to follow when you want to go lean, but these are the most important in this case.
