  4. Airport Commerce Center-Proposed FLUM Amendment • Existing FLUM Designation – Industrial (Flagler County Designation) • Proposed FLUM Designation – Mixed Use (City Designation) • Consistent with surrounding designations

Airport Commerce Center - Proposed FLUM Amendment • Maximum Intensities • Flagler County Industrial Designation = .45 FAR • City Mixed Use Designation = .55 FAR • Net Increase of .10 FAR and 15 du/acre (45 units) • However, there is companion zoning map amendment to General Commercial • Public infrastructure is available to serve net increase

  6. Airport Commerce Center-Proposed FLUM Amendment • Proposed FLUM is consistent with existing FLUM of surrounding areas. • Consistent with Comprehensive Plan • -Objective 1.1.4 - Promote compact and contiguous development, a mixture of land uses, and discourage urban sprawl

Airport Commerce Center-Proposed Zoning Map Amendment • Consistent with criteria in ULDC for zoning change • Proposed change is on an expanding commercial corridor with adequate capacity for public facilities • Not contrary to public interest or health, safety, and welfare • Appropriate on a busy commercial corridor • Consistent with Comprehensive Plan • Permitted zoning district in the proposed FLUM designation • Compatible with surrounding land uses • Public infrastructure is available to serve development

Airport Commerce CenterProposed FLUM and Zoning Map Amendment RECOMMENDATION Staff and the PLDRB recommend that the City Council approve the proposed FLUM Amendment for 3+/- acre parcel at the southwest corner of SR 100 and Seminole Woods Pkwy from Industrial (Flagler County Designation) to Mixed Use (City of Palm Coast designation) Staff and the PLDRB recommend that the City Council approve the proposed zoning map amendment for 3+/- acre parcel at the southwest corner of SR 100 and Seminole Woods Pkwy. from Industrial (Flagler County Designation) to General Commercial (COM-2) (City of Palm Coast designation)
