  1. Bridging the gap between renewable energy and real estate Generating renewable energy for onsite consumption John Macdonald-Brown Syzygy Renewables syzygy_john

  2. SYZYGY? In astronomy, a syzygy /ˈsɪzɨdʒi/ (from the Ancient Greek) is a straight-line configuration of three celestial bodies in a gravitational system. The word is often used in reference to the Sun, Earth and theMoon. Solar and lunar eclipses occur at times of syzygy. The term is often applied when the Sun and Moon are in conjunction (new moon) or opposition (full moon). The syzygy produces the more powerful spring tide due to the enhanced gravitational effect of the Sun added to the Moon's gravitational pull.

  3. SYZYGY • Renewable Energy Consulting • Technology neutral • Embedded generation • Bridging energy / Engineering / real estate worlds to enable projects to develop • What do we do? • Scoping & Feasibilities • Design • Technical solutions and Specification • Procurement (EPC’s) • Project Management • Operation & Monitoring • Technical due diligence • 60 UK projects completed in past 18 months • 25 Projects currently ‘live’ • Working overseas (Kenya, Qatar, South Africa, DRC)

  4. THE CONTEXT: RENEWABLE ENERGY & REAL ESTATE • EMBEDDED GENERATION • Should be a big part of the future energy mix • Eases pressure on grid • Saves occupiers money (no pass through costs) • Under-utilised / redundant space • Non-contentious • Often the only route to benefit from renewable energy generation • Government driving this hard • COMMERCIAL PROPERTY & RENEWABLE ENERGY – INTRINSICALLY LINKED • How do we get them working in tandem? • Lots of issues to overcome • Little knowledge of the ‘whole’ • Pressure on both ‘parties’ (owners and occupiers) to create solutions and deliver capacity • Focus on: • OWNER OCCUPIERS • LEASEHOLDERS (TENANTS0

  5. OWNER OCCUPIERS (FREEHOLD) Key questions What can we do? & who is paying?

  6. OCCUPIERS (LEASEHOLD)

  7. SOLUTIONS? • Syzygy identified leasing issues in 2010 when we set up • Developed three market-tested solutions to overcome leasehold/funder/landlord lease concerns • Feasibility tool that sets out benefits to both parties over short/medium/long term • Landlord funding is the best way forward for leaseholders • Many funders do not understand the property side of equation • Advised DECC on how to grow the commercial roof-top (solar) market • Run seminars for valuation teams to educate on a new income stream • PROJECTS • Landlords • Occupiers – working with three nationals (3rd party funded (freehold estate) and Landlord funded) • Helping them develop/deliver renewables strategy

  8. Gunwharf Quays • 300kWp system • Largest PV system on a shopping centre in Europe • c.25% of common parts usage • Saving 140 tonnes of CO2 per annum

  9. UK Shopping Centres
