Pre-planning • Gain advice from the Planning Department before an application is made • Basic advice from the Customer Service Unit (planner available) • Self Service Pre-Planning System (SSPS) available on-line • Arrange a Pre-Planning meeting with a planner Philip Knight, Planning and Development Eamonn Hore Director of Services, Planning and Development

Role of the Agent / Architect • Do I need an agent / architect to prepare an application? • This is your call • An agent / architect can prepare and submit an application, or • An architect may prepare the plans and you may put the application together yourself Philip Knight, Planning and Development Eamonn Hore Director of Services, Planning and Development

The Application • The content of a planning application is set out in the Planning and Development Regulations • A planning application should include the fee and 6 copies of the following documents: • Application form • Newspaper Notice • Site Notice • Original Site Location Maps (1:2500 and 1:10560) • Site Layout Map • Structural Drawings • Schedule of Drawings • Site Suitability Test (where necessary) Philip Knight, Planning and Development Eamonn Hore Director of Services, Planning and Development

Public Notices • Newspaper Notice • Must be advertised in a newspaper circulating in the area • Site Notice • Must be put up less than 2 weeks before application • Must remain in place and legible for 5 weeks after the application is made Forms of wording are stipulated in the Planning and Development Regs – available online or from our C.S.U. Forms • The application, site suitability and checklist forms are available in planning pack or to download • Forms should be fully completed • Site Suitability Forms have to be completed by a registered agent (list available in planning pack and on-line) Philip Knight, Planning and Development Eamonn Hore Director of Services, Planning and Development

  7. Maps & Plans • Maps • Maps have to be original Ordnance Survey • Maps available directly, Map Centre Outlets or from Agents • Maps must show the north point • Maps must be appropriately marked (e.g. site edged in red, way leaves etc.) • Maps must include licence number • Plans • Drawn to a scale not less than 1:200 (scale must be stated) • Clearly show floor plans, elevations and sections • Name and address of person who prepared plans must be stated Full details on-line www.wexford.ie Philip Knight, Planning and Development Eamonn Hore Director of Services, Planning and Development

Validation • All forms are checked for completeness and accuracy • Plans and maps are assessed by a technical officer to ensure they conform to regulations • Once validated the application is referred to the planner and appropriate internal and external consultees Philip Knight, Planning and Development Eamonn Hore Director of Services, Planning and Development

Invalid Applications • Where there are errors, an application will be deemed invalid • Common errors include: • Permission type not ticked • Application forms not signed / dated • Proposals not corresponding between newspaper, site notice and application • Townsland / E.D.s incorrectly stated • Site notice / newspaper notice expired • Site notice not on site, not visible or illegible Philip Knight, Planning and Development Eamonn Hore Director of Services, Planning and Development

  10. Submissions • Any 3rd party can comment on a planning application • Submissions have to be in writing • Payment of €20 • Period of 5 weeks only Philip Knight, Planning and Development Eamonn Hore Director of Services, Planning and Development

The Decision • Report prepared by planner outlining all relevant issues, submissions, comments from technical officers • Director of Services considers the report and determines the decision on behalf of the County Manager • Grants will include enforceable conditions • Refusals will contain reasons and a copy of the planner’s report • The decision may be appealed to An Bord Pleanála within 4 weeks • After 4 weeks (without appeal) the Final Grant will be issued. Further Information • Where the planners or consultees feel there is insufficient information to determine the application, Further Information is sought • Applicants have 6 months to respond • Anyone who made a submission may respond to the further information within two weeks Philip Knight, Planning and Development Eamonn Hore Director of Services, Planning and Development
