  2. Audience – Scope - Purpose • Audience: Asset Managers, Property Managers, Chief Engineer, Building Staff • Scope: Outline the Sustainability Program that will be implemented throughout the building • Purpose: To explain the Sustainability Program, including goals, metrics and rationale

  4. Vision Statement We plan to aggressively adopt sustainable business policies, processes and equipment that will help increase net operating income (NOI), increase occupancy and renew 90% of rolling leases through achieving ENERGY STAR certification in all buildings, reducing energy use by 10% over 3 years and signing green leases with all new or renewing tenants.

  5. Case for Sustainability • Monthly energy and water consumption costs make up a significant component of truly controllable building costs • Sustainability measures reduce operating costs and provide a positive return on investment (ROI) • Sustainability improvements reduce the building’s environmental impact • A positive ROI and reduction in environmental impact both help to fulfill the vision statement and make a convincing case for sustainability

Portfolio and Sustainability Goals • Portfolio Goals • Increase NOI • Increase occupancy • Renew 90% of rolling leases • Sustainability Goals • All buildings are ENERGY STAR certified • 10% energy reduction in entire building over 3 years • Create the ability to charge through energy efficiency expenditures at a rate that is less than or equal to the savings amount in 100% of negotiated and re-negotiated leases
