  3. Today’s Agenda Who is Smart Home Choice and what services do they offer? What is Rent to Own? What does the perfect tenant look like? What does a rent to own home look like?   5. What are Smart Home Choice’s services? Investors Tenants Clients looking to get into home ownership via Rent to Own model They undergo a screening process similar to getting a mortgage with the exception of the credit score They are renting for a specific period of time and then take ownership Clients looking to get into real estate via Rent to Own. They purchase homes for the tenants to live in. They take most of the risk as the home is in their name until the tenant takes ownership.
  6. What is Rent to Own? Traditional Rental Rent to Own Tenant gets a portion of the rent back in credits $200-400 to use towards down payment Tenant has the option to purchase the property during the 2nd or 3rd year at a purchase price pre-determined at the beginning of the term. Tenant needs first and last months rent plus 3% towards down payment of the purchase price Tenant is responsible for $500 on a month to month basis of maintenance and all upkeep of the property By the end of the term tenant will have 5%-10% to use towards down payment 100 % of rent goes to landlord Landlord keeps home until they sell, move in or the tenant leaves Tenant needs first and last months rent Landlord is responsible for upkeep of the property and maintenance of the home Difficult for tenant to save for down payment
  7. What does the perfecttenant look like? Makes an annual /combined income of $70,000+ (must be able to prove via paystubs, bank statements, T4`s) Have been with the same employer for over 6 months. Might be previous home owners. Have been discharged from a bankruptcy or consumer proposal. Have been divorced or separated Are new to the country (will need proof of immigration status) Has had credit issues in the past Has a down payment $6000- 3% of purchase price
  8. What does a rent to ownhome look like? Town homes preferably and semi-detached homes Homes in the price range of $240,000-$300,000 Under 10 years old or homes with newer windows, furnace and roof (all 3) No swimming pools No base board heaters No oil tank heaters No rural properties, farms or acreages Close to shopping and major highways 3 bedrooms, 3 bathrooms No maintenance fees
  9. What’s the Process? 1. Rep prospects and discusses tenants current needs. 2. Determine if tenant fits RTO profile. Collect docs. 3. Set up tenant in SHC system and submit docs- inform client we will be contacting them 7. Investor pays us… we pay you! 4. Darlene (that’s me)- will contact them and pre-approve them. 6. Tenant finds home- we find investor/landlord. Tenant moves in. 5. Tenant is pre-approved and starts looking for their home with real estate agent
  10. What does an SHC Sales Representative profile look like? Candidate must promote ethical business behaviour. Must always disclose all fees and processes to the client prior to contacting us to get in touch with your lead. Understands not everyone is a good fit as a RTO tenant. Does their due diligence in protecting not only the tenant but also the investor. Must have valid Canadian ID. Has a great attitude and is self motivated. Be organized and have the ability to meet deadlines. Has fun with their clients and earns their trust! Always remembers they are representing themself not only as an individual but also as a business partner of Smart Home Choice.

How does the compensation work?(This is never disclosed to tenants) If the tenant has $10,000 to use as a down payment SHC charges $5,000 to the investor (or 50% up to $5000) Compensation is determined by the amount of down payment the tenant provided If SHC gets $5000- you will get $1250 for your referral. Funds are paid once the investor pays us. You will get compensated 25% of what we get paid.
