  2. Statistics today: • USGAO estimates 1 in 5 children attend schools with poor IAQ • Old infrastructure – 73% of public schools built prior to 1970 • GAO report indicates 15,000 schools circulating unfit air • Nationally, deferred maintenance costs risen to $127B

  3. Contributors to the problem: • Inadequate school funding • Increased enrollments • Lack of manpower and capabilities • Competing interests – curricular & facility

  4. Some impacts: • Inefficient equipment operation • Reduced equipment effectiveness • Increased utility costs • Poor IAQ • Reduced equipment life expectancy

  5. Tough Life for a RTU-Typical in TX • Regarded as semi-disposal pieces of equipment. • Live in a harsh environment. • Receive little to no maintenance.

  6. Air-Side Vs. Refrigerant-Side • Two fluid loops to deal with. • Air Side • Refrigerant Side • Always do air-side maintenance and repairs first.

  7. Air-Side Focus • Filters • Cooling Coil • Fan • Motor • Casing Integrity

  8. Filters – what are they for? • Maintain air cleanliness in classrooms • Keeps the unit clean • Best investment in the system

  9. How often to change? • Quarterly or sooner • Tie to Energy Management System • Install pressure differential switch

  10. Cooling Coil • Dirt on cooling coil costs both temperature and utility costs • Texas Field Test • 87% of units need coil cleaning • Clean evaporator coil yearly

  11. RTU Blower • Bearing lubrication • Clean fan blades • Measure air flow

  12. Motors • Sealed bearings • Specify energy efficient motors • When buying new equipment • When buying replacement parts

  13. Casing Integrity • Many access panels can leak • Too many screws • Old gaskets and seals • Leaks in cabinet costs more than $ 100/year

  14. Condenser Coil • Exposed to the outdoor elements • A dirty coil raising the condenser temperature by 10 degrees can cost over $250 / year in energy. • Best money you can spend on maintenance • Clean coils yearly.

  15. CHW systems similar • Poor pumping losses can exceed 10% • Cooling tower- 1 degree rise = 1.5% higher costs • Tube fouling-can equate to 10% loss in efficiency • Refrigerant charge-17% loss in efficiency • Boilers-buildup can create 10% loss in efficiency
