  2. An expansion project ofthe Housing Ministry ofParkdale United Church King Street West and Dunn Avenue in Toronto’s lower west side

  3. How we are organized • Congregation of Parkdale United Church set up a housing foundation in 1973 • Parkdale United Church Foundation built a not-for-profit 136-unit high rise in 1976 • PUCF joins with Parkdale-Liberty Economic Development Corporation to sponsor an expansion in 2003.

  4. Goals • Add affordable housing to our existing site • Use sustainable construction principles • Reduce operating costs of existing buildings • Incorporate local workforce in construction • Increase church visibility on corner

  5. 1. Add affordable housing to the existing church site • Obtain approvals for 13 new units along King Street • Convert 1339 King to 8 dwelling units • Obtain funding from various sources aimed at creating affordable housing

  8. 2. Use sustainable construction principles • Follow LEED™ “Gold” checklist • Obtain certification if possible • Employ Integrated Design Process • Add “Sustainable Design Consultant” to design team

  9. Reduce operating costs of existing buildings • Incorporate existing structures in master design plan for project • Consider centralizing services and equipment • Incorporate sustainable energy sources such as solar and ground-source

  10. Incorporate local workforce in construction • In association with Parkdale-Liberty Economic Development Corporation, devise job programs in areas of: • Construction labour • Tenant education • Green retrofit • On-going maintenance

  11. Treat corner as “landmark” Re-orient church entrance to King Street Add meaningful visual interest to facade . Increase church visibility on corner

  13. A community resource. • Community Consultation Committee set up in early 2005. • Community invited to design charrette in January 2005. • Information and minutes of meetings circulated to community organizations, individuals, agencies and neighbours. • Project to demonstrate its green features with video, site plaques, literature, and tours.
