  13. ECM 2 & 3 – VFD on Chilled/Hot Water Pumps Chiller Pump (16 hp)(.746)kw/hp(8760hr)(.08 $/kWh)/.95me = $8,804 Assume 30% reduction 70% flow = 34% .7*.7*.7 = .34 (16(.34))(.746)(8760)(.08)/.95 = $2,993 Boiler Pump (16 hp)(.746)kw/hp(8760hr)(.08 $/kWh)/.95me = $8,804 Assume 30% reduction 70% flow = 34% .7*.7*.7 = .34 (16(.34))(.746)(8760)(.08)/.95 = $2,993 $8,804-$2,993 = $5,811 x 2 Estimate for Project: 10k SP = .86 years

  14. ECM 4 – CV to VAV

  15. ECM 5 – Pool Ventilation

  16. ECM 6 and 7 – Heating Hot Water Boiler Controls and Boiler Replacement TRANE Turnkey Solution • Boiler operates based on demand instead of temperature. • Optimize cycling control • Should pick up 20% efficiency with new boiler Status Quo System Boiler operates 24/7 regardless of load. Boiler cycles on/off at a constant basis

  17. ECM 6 and 7 – Heating Hot Water Boiler Controls

  18. ECM 8 Energy Dash-boarding and metering Real-time insights and savings to support continuous commissioning Sub-Metering Energy Performance Mgmt ‘TIS Energy Performance Package’ Building Optimization, Sustainability, Energy Analytics Web-based Customer Interfaces / Dashboards 3rd Party Connectivity through Niagra Demand Response Enabled (OpenADR) Customizable for Field Deployments; in 73 buildings ‘Sub-metering’ Low Cost Data Collection Gateway Advanced Metering System Simple Customer Interfaces / Dashboards Extensible platform for ITS Deployed in 40 buildings

  19. ECM 9 – Scheduling

  20. ECM 9– Scheduling TRANE Turnkey Solution • Boiler operates based on demand instead of temperature. • Optimize cycling control Status Quo System Boiler operates 24/7 regardless of load. Boiler cycles on/off at a constant basis

  21. ECM 10 – Demand Controlled Ventilation TRANE Turnkey Solution • Install high efficiency EC motors • Reduce electricity consumption • Reduce heat load added to cold box • The EC Motor is an ultra-high efficiency programmable brushless DC motor utilizing a permanent magnet rotor and a built-in inverter. • EC Motors are significantly more energy efficient (67% average) than traditional PSC motors. Electronic Commutated Motor Status Quo System Standard efficiency fan motors in cold boxes No existing remote monitoring capabilities

  22. ECM 9 & 10 Scheduling and Demand Control Ventilation TRANE Turnkey Solution • Install central BAS to monitor and control all facility equipment • Implement airside economizer strategy and equipment scheduling (saves 9% of annual kwh usage) • Implement Demand control Ventilation strategy (saves additional 30% of annual kwh usage)

  23. ECM 13– Lighting Equipment/Controls System Upgrade

  24. ECM 14 – EC Motor Upgrade in Cold Boxes TRANE Turnkey Solution • Install high efficiency EC motors • Reduce electricity consumption • Reduce heat load added to cold box • The EC Motor is an ultra-high efficiency programmable brushless DC motor utilizing a permanent magnet rotor and a built-in inverter. • EC Motors are significantly more energy efficient (67% average) than traditional PSC motors. Electronic Commutated Motor Status Quo System Standard efficiency fan motors in cold boxes No existing remote monitoring capabilities

  25. ECM 15 – Air cooled Chiller replacement

  26. ECM 17 – Economization

  27. Project Summary Example 1<5 Year Simple Payback Project Net Present Value (NPV) $995,002 Internal Rate of Return (IRR) 22% Cumulative Cash Flow (15 Years) $2,809,864

  28. Energy Savings Guarantee TRANE Eliminates Financial Risk • TRANEcan remove any financial risk of implementing this project by offering an Energy Savings Performance Guarantee. • TRANEcan insure the success of this project by guaranteeing the annual energy savings that are projected for this project. • If the savings come in below the amount guaranteed, TRANEwill write a check for the difference.  If the savings exceed the guaranteed amount, keeps all of the excess savings. • Energy savings guarantees are available for as few or as many years of the project term desired. By alleviating operating and reliability concerns, TRANEhelps its clients to focus on core business issues. By providing guaranteed energy savings, this project will meet operational and business goals as well.

  29. Project Funding and Financing Although TRANE does not finance any of our projects internally, we help our customers secure cost effective financing from the marketplace without any hidden markups or fees through third party lenders. Several options for financing Energy Efficiency Projects exist, each with particular characteristics that may appeal to building owners’ different needs and constraints. Key things to consider are type of financing, financing terms, balance sheet treatment, cost of money, payment requirements, ease of accessing capital, etc. Here are some methods: • Self-financing • Capital and Operating (off-balance sheet) Leases • On-Bill Financing through SDG&E • Power Purchase Agreements (PPA) • Efficiency Services Agreement • Managed Efficiency Services Agreement • P.A.C.E Financing

  30. Next Steps • Step 1 Initial Presentation to Customer February • Step2 Building Site VisitsFebruary • Step 4 Prelim Assessment Presented April • Step 5 Letter of Commitment • Step 6 Detailed Energy Audit Step 7 Final Project Presentation Step 8 Project Approval Step 9 Project Mobilization / Implementation

  31. Letter of CommitmentDetailed Energy Study • What is the Letter of Commitment (LOC)? • The LOC is an agreement between TRANEand Eden which authorizes us to proceed with the Detailed Energy Study or Investment Grade Audit (IGA)? • What is the Detailed Energy Study or IGA? • The Detailed Energy Study or IGA will confidence to invest in the most appropriate energy efficiency project for your organization. • The Detailed Energy Study verifies the energy savings presented in the Preliminary Assessment and the exact amount of energy savings which can be guaranteed. • The Detailed Energy Study provides firm fixed pricing for all ECMs. • Throughout the Study process (6-8 weeks), we will update on Design and Development, Detailed Trace 700 Energy Models, Construction design Drawings and Specifications and Implementation Schedules through 30%, 60% and 90% completion stages through customer workshops. • The Detailed Energy Study will provide 30% engineering drawings prior to contract negotiation.
