  1. Understanding the difference between chartered building surveyors and building surveyors Building surveyors and chartered building surveyors – what is the difference between the two terms? While the word surveyor can be added by anyone qualified to inspect and assess buildings, structures, and land; a chartered surveyor is one who has undergone training as mentioned by the RICS. The chartered surveyor needs to ensure compliance, at all times, with the rules and regulations of the Royal Institution of Chartered Surveyors. And, the rules are quite stringent and rigorous! After undergoing structured training for two years, the surveyor needs to appear for a strict assessment from RICS. This is not the end though. These certified Chartered Surveyors are then required to ensure that they follow and are compliant with the Global Professional and Ethical Standards of the Institution. They need to be extremely cautious that they meet the specified standards of services at all costs. Choosing chartered surveyors is not difficult as long as you ensure that you approach the right firm for the job. There are ways to identify that the firm is that of chartered surveyors – certified chartered building surveyors use words like MRICS or FRICS alongside their names; firms mention on their site and all marketing collaterals that they are regulated by RICS. While choosing a firm of surveyors, you need to ask them about their experience, and training to be one hundred percent sure of your choice. Chartered surveyor firms are required to carry an Indemnity Insurance which is a way to guarantee the work for up to six years. The need to go in for a measured building survey rises from the fact that there is a precise representation of the building focusing primarily on the accurate structural and architectural elements. The surveyor covers areas such as flooring and roofing plans, the elevations in the indoors and the outdoors, ceiling plans, and sections. Every small and minute aspect like columns and beams are covered as part of the survey. Every such detail that is required to give a proper understanding of the technicalities of the building or the land is noted and mentioned by the surveyor. Chartered surveyors are also called in to act as expert witness building surveyors. This is usually done in a dispute or legal hassle taking place between two concerned parties of the building or the property.
