  1. GENERAL INFORMATION SCREEN Enter Application Received Date when you have a full application including subject property address. Prequal Received date for a 123 Unknown. Enter Requested Closing Date. Always enter the email address of the borrower.

  2. SUBJECT PROPERTY SCREEN The address of the property being financed is entered in the Subject Property Screen. TIP: For an A+ Application make sure you enter the year built.

  3. SUBJECT PROPERTY SCREEN Use the ellipses to designate Type. Correct property type = an A 

  4. Use the drop down feature to select the appropriate occupancy status.

  5. SUBJECT PROPERTY SCREEN Use the ellipses to select the correct loan purpose.

  6. SUBJECT PROPERTY SCREEN Down Payment source is also designated in this screen

  7. SUBJECT PROPETY SCREEN To enter the Tenure, click on the Legal Tab then use the drop down to choose the applicable option.

  8. SUBJECT PROPERTY SCREEN For a refinance transaction use the Link to Borrowers present address to fill in the subject property address.

  9. SUBJECT PROPERTY SCREEN A+ Loan App Tip: When entering a refinance, make sure to click on he refinance tab and enter the correct information.

  10. BORROWER INFORMATION Fill in all blanks in the Borrower Information Screen including Marital Status and Number of Dependents. Get to this screen by double clicking on the borrower’s name.

  11. When entering an employer use the ellipses ( the three dots next to company name) to search for companies already in the system. Enter the first few letters of the company name then click on Show Me The Companies.

  12. Highlight the desired company and click OK. If the company needed is not represented, click on New and add the company.

  13. Use the Income Expert to convert hourly or annual income into monthly income.

  14. Employers/Income Screen In the Employer/Income screen always verify correct income type and who it belongs to.

  15. INCOME When needing to designate Other Income use the drop down and choose the appropriate option.

  16. Liquid assets are entered in the Deposits section. Use the Ellipses to select a bank.

  17. Use the drop down boxes to select the type of account.

  18. In the Property Information screen designate the property ownership status.

  19. Alimony, child support and unreimbursed expenses are noted in the Other Assets and Liabilities section.

  20. The Government Monitoring section must be filled out prior to pulling credit.

  21. Always verify citizenship status. Don’t forget the first time homebuyer box and joint application box.

  22. Loan Product, Rate and Loan amount are entered in the Mortgage Data Screen.

  23. Pick your desired rate by using the ellipses and selecting the pricing that coordinates with the rate lock period and the clicking OK.

  24. Select the mortgage product by using the Ellipses, then highlighting the product and click OK.

  25. Always double check fees before submitting file.

  26. To Add a Fee Click on the + sign, check Show All Fees, Highlight the desired fee and click OK.

  27. Previewing GFE To Preview GFE click File then Print Preview.

  28. Click on Input then RESPA Data to note a locked or floating GFE.

  29. If loan is locked, fill in rate lock period and write N/A in pre-settlement lock days.

  30. If loan is floating, enter 7 in pre settlement lock days ( this is the number of days before closing that the loan must be locked) And N/A in the rate lock period.

  31. To Edit a fee simply Double Click on the fee and make the desired changes.

  32. Seller Credits and Earnest Money Deposit is noted in the Expense Deposit Log.

  33. Insert Mother’s Maiden Name in the Extra Data Field before pulling credit.

  34. It is Imperative that the contact information for the Title Company, Real Estate Agent and Homeowners Insurance be entered in the contacts section.

  35. Enter the correct company by double clicking on the type of contact, entering the first few letters of the contact name and click Show Me the Companies.

  36. PRINTING DISCLOSURES Print Forms To Print the disclosure package, click on the print forms icon and change the forms group to Application. To “Select All” click on the X tab and then click on the printer tab to print.

  37. To view your conditions sheet change the forms group to Origination and double click on form 1221.

  38. Use the + tab to add forms.

  39. UPLOADING DOCUMENTS When uploading docs to PC Lender always use the unassigned images folder.

  40. FHA LOANS On FHA loans always go to the input tab and the select FHA Data.

  41. FHA LOANS Fill in Section of the Act and Purpose of Loan under the data section.

  42. If entering a 203K Loan click on the Property Tab and fill in the square footage and amount escrowed for repairs.

  43. VA LOANS Use the Input VA Data Field to enter residual income information on VA Loans.

  44. In the Data section select the appropriate choices for: Marital Status Branch of Service Purpose of Loan (If refi….type of refi) Type of ownership Vesting

  45. VA LOANS Under the Property Section enter: Current Housing Expenses Gross Square Footage

  46. VA LOANS Use the Income Section to calculate Residual Income. Gross Income will populate from the information entered in the Employment Section. Enter Standard deductions, and family size to determine guideline and actual residual income. Paycheckcity.com is a good resource to determine tax deductions.
