Special Assessment Meeting December 15, 2014 Canton Twp – Freedom Room

Attend the special assessment meeting to discuss the possibility of receiving funding for road repairs in Meadowbrook Subdivision. Approval of the special assessment will determine if the repair funds will be granted.

  3. Situation: • MHA Roads are in terrible condition • Safety Issue • Property Value Issue

  4. Situation: • Roads are owned by Wayne County • Being a Township, all upkeep and repair of the roads are the responsibility of the HOA

  5. Possible County Assistance? • Township given $1.5 million to repair subdivision roads (over 200 HOAs in Canton)in 2015 • Random drawing in December 2014, as to which submitted HOAs receive funding • Projects between $50,000 - $200,000 are eligible

  6. MHA Action: • Submitted for $200,000 – November 24, 2014 • If selected: • Township = $160,000 • MHA = $ 40,000

  7. MHA Action: • Raise, via Special Assessment, $40,000 by May, 2015 • Prioritize areas to repair • Work with Canton Township’s chosen contractor for summer, 2015 repairs

  8. What If Not Selected? • Could still be selected if Township receives second $1.5 million in 2016 • Begin, through Special Assessments and/or increased Annual dues to repair roads (topic at January Annual Meeting)

  9. MHA By-Laws • 15 day written notice of meeting – Delivered to all homes November 30th • 46 homes must be present (60% x 77) • 31 “yes” votes to approve

  10. MHA By-Laws • If no quorum present (46), second meeting called -- February 15th (60 days) • 23 homes (50% of original quorum) provides a quorum • 15 “yes” votes required to pass

  11. If Special Assessment Not Approved • If selected, we will receive no funds in 2015 • MHA will not be eligible for funding in 2016, if such funding is provided again by Wayne County

  12. Proposal: One Vote Per Home – Yes or No “Approve by a Special Assessment, according to MHA By-Laws, $475 per home to repair roads in Meadowbrook. Amount due based upon selection by Canton Township for financial assistance toward road repairs.”
