    13. Middle Keys Community Land Trust How does the Middle Keys Community Land Trust (MKCLT) address housing affordability? - Who are we? - Where are we going?

    14. What are Community Land Trusts? Community Land Trusts (CLT) are nonprofit organizations that provide homeownership and rental opportunities for underserved families by: Acquiring land and retaining title to it Selling improvements ONLY, subject to 99-year renewal “ground lease”, at deeply subsidized prices Guaranteeing long-term affordability of the homes through resale and income restrictions

    15. Who Benefits from Community Land Trusts? Working families in high-cost areas, as well as resort communities Communities experiencing rapid home price appreciation leading to displacement of working families.

    16. Community Land Trust Address Affordability To provide affordable home ownership and rental opportunities Build better communities Encourage strong neighborhoods Create stability Keep homes affordable in perpetuity Goals help you focus on specific achievements that will bring you to the overall vision. Your goals should be challenging but realistic. Express goals in terms that are measurable, so that you can tell when you have achieved them. Use multiple slides if necessary to communicate your goals clearly and distinctly In essence, as a change agent, you must inspire others to believe that they can change and motivate them to take action. Emphasize the importance of continuous progress and making goal-setting a part of managing organizational change.Goals help you focus on specific achievements that will bring you to the overall vision. 17. Community Land Trusts Support Affordable Housing Preservation “The CLT form of homeownership represents the only true affordable housing preservation strategy for single-family for-sale housing” – Fannie Mae CLTs control housing costs by permanently limiting land costs and locking in subsidies to benefit one homeowner after another, eliminating the need to secure additional subsidies upon each resale.

    18. CLT: A Simplified View The homebuyer will own the buildings, structures, fixtures and improvements CLT owns and leases the purchase with leasehold mortgages Lenders finance the home purchase with leasehold mortgages

    19. Leasehold Interest: The right to the use and occupancy of real property by the existence of a lease agreement. The agreement includes: A stipulated period of time and renewal terms/options Cost associated with the lease Resale restrictions Other terms

    20. Resale Restrictions: Shared Appreciation Goal: Permanent Affordability Method: Limited Equity Provision Reasoning: All agree that… homes should be affordable without the CLT structure could not purchase a home In exchange for opportunity agree to pass it on Type: Index based

    21. Benefits: Owner/Leaseholder Ability to Use and improve the property Claim Tax Deductions Right to Sell and Profit Will to Survivors A Place to Call Home
