Special Exception ULDC Chapter 14 - Definition: A land use that is not similar in nature to the uses permitted in the district for which application is made (or in any district), but which is desired in the community, with appropriate controls, where a suitable location is available. ULDC Chapter 3, Table 3-4 classifies Vehicle Rental/Leasingas Special Exception

Special Exception Standards • Is compatible with surrounding neighborhoods and promotes value of surrounding land or buildings with respect to: -Architecture – Existing building -Screening – Existing landscaping -Noise, sign and light control – None anticipated as a result of the use -Storm drainage; sanitation collection - Available

Special Exception Standards - Police and fire protection – Police and fire protection are established • On and off-site traffic control – Existing driveways established • Off street parking and loading – Existing parking and loading established • Other matters relevant to assuring the proposed development site fosters compatibility with the existing environment- No other relevant matters were identified as a result of staff review

  9. Recommendation Community Development Department PLDRB approve Special Exception Application No. 2452 to allow a “Vehicle Rental” at 5700 S.R. 100 E. which is located within the General Commercial District (COM-2)
