Declaration/Bylaws - Restate and Amend Discussion w/Lanier Coulter • Legal costs incurred due to issue caused by resident and/or guest(s) to be charged back to unit of residence • Once hardship lease or non-grandfathered unit lease is approved by Board, owner has 90 days to lease the unit. Otherwise it is void and if non-grandfathered the next owner on the wait-list gets priority • Allow association to bill back a portion of insurance deductible up to $2500 to the unit owner(s) affected by a casualty • Clarify the respective maintenance obligations of the association and the owner and provide, for example, that the cost of maintenance performed by the association with items that benefit less than all owners can be charged back to the benefitted owners • Authorization to the association to enforce its provisions to the fullest extent available under the Georgia Condominium Act, including by authorizing the association to suspend an owner’s rights to vote and/or use the common areas in the event that owner is delinquent on payment of common expenses assessment or otherwise is in violation of the amended declaration.

Cont’d • Change proxy information to read proxy specific to one meeting vs. the 11 months listed in our current docs. • All directors are elected for a period of two years. • Eliminate the section in 6.10 of Bylaws, which requires unit owners to provide the association with the name and address of their mortgage holder • Change allowable annual assessment by association to what is standard per the Georgia Condominium Act • Increase non-payment of assessments late charge from $10 to $25, not in access of 10% of the amount of each delinquent assessment or installment • Accelerate fine amounts based on the severity of the violations and repeat occurrences • Add foreclosure fee to be charged to the mortgage holder

  12. What is happening in 2013 at RP2? • New landscape for entrance • Outstanding maintenance issues to be resolved • Continue saving for next capital improvement item – Roof Replacement

Renaissance Park Community News • Renaissance Park Dog Park • Renovated Hoops in Central Park • Grant requests being submitted for trash receptacles for area • Request submitted to City to lower speed limit on CPP • Request submitted for crosswalk from RP crossing CPP to Central Park • APD doing better job of sweeping CP and RP • Continued pressure on Code Enforcement • RP Roundtable has been instrumental in change for the community • CAN/FWW pushing forward • O4W neighborhood very active – community activities are consistently occurring • O4W Street Topper project • O4W t-shirts - $12, holiday balls - $25 and vehicle decals - $3 or 2 for $5 • O4W Porch Parties – 11/18/2012 benefits RPDP – 12/9/2012 Caroling in area • New restaurant at RP and Piedmont • No news on shelter – still in court system • New streetscape on North Avenue
