WELCOME! So glad you have picked Parkway Village Condominiums for your new home. Below is a little history of the property (also found in your Bylaws). Although originally designed and built as “for sale” condominiums in the 1980s, the Villas has been owned and operated as a first-class rental community since its construction. It is believed the Villas was built in two phases, with the first phase of 38 units built with the expectation of selling during the 1980s real estate boom (approx. 1986). The second phase may have been constructed with the expectation that the property would be a rental community until the economy improved. In 1998, the tenants were given notice of the intent to convert the property to condominium ownership. As units became available, they were offered for sale. There are four basic floor plans:
VILLAS HOA • This association is responsible for servicing the condominium's common area and providing maintenance and insurance for the building shells. FAQ Pets – Dogs must be leashed at all times. There are several pet waste stations to help keep our landscaping and common areas clean. Our Bylaws have specifics on size and height of permitted dogs, however, residents still choose to bring larger animals into these small spaces. Excessive barking should always be reported to the Management Company. Garages/Parking – There is no designated parking. We have 168 parking spaces for 136 units. Garages are not storage units and provide one of the parking spaces allowed per unit. Garbage/Dumpsters– Items are not allowed outside the dumpsters. A porter has to be called to dispense of these items and that extra cost comes out of YOUR dues. We do not have recycling bins nor bulk trash pickup. City of Plano has multiple bulk trash drop-off locations (search City of Plano Do It Yourself Disposal). If you have large gently used furniture items, try the following agencies for pickup: St. Vincent de Paul Thrift Store - 214-373-7837 (Plano); 214-373-7837 (Dallas) https://svdpdallas.org/ Metrocrest Services – 972-446-2100 (Midway/Trinity Mills) Donationtown.org - gives organizations to donate to and schedule pickup (Tax Deduction!) Landscaping – Other than mowing and sprinkler maintenance, backyards and patios are to be maintained and paid for by the owner. Leave gates unlocked if you wish to allow the landscapers into your backyard. Mondays are our present schedule for mowing. Water- Water is paid through your dues, so please be considerate. PARKWAY VILLAGE MASTER HOA (www.parkwayvillagehoa.com) • Managed by LinschManagement (Linda Schilz) • Linsch, 972-732-1589 or linschmanagement@sbcglobal.net • ALL homeowners in the Parkway Village community belong to the Parkway Village Master HOA (that includes the 136-unit Villas CondominuIms and 231 detached single-family homes). The Master HOA is responsible for maintaining the common areas including the club house, fitness room, swimming pool, hot tub, tennis courts, pond, the two entrances on Voss, the brick and wrought iron wall along Voss and various common areas throughout the community. Quarterly dues are $99; due on January 1st, April 1st, July 1st and October 1st. Dues are late after the 15th of those months, and a $50 late fee is then accessed.Send all dues payments to P.O. Box 701805, Dallas, TX 75370. • Clubhouse - Call Linsch Management for rental 972-732-1589, $100 with a $300 refundable security deposit. • - Workout Room - Hours are 7 am until 10 pm. • Pool and hot tub - Hours for pool and hot tub are6 am until 11 pm. A special key is necessary to access the pool, tennis courts, and fitness area . Replacement pool/fitness room keys are $25 each. To order a replacement, please mail a check or money order to Linsch ManagementP.O. Box 701805, Dallas, TX 75370. Indicate replacement key as memo. • Tennis courts - Hours are 8 am until 10 pm. • There are two tennis courts available for residents to use. A key is provided for each residence and provides access to the pool and tennis areas. Guests are always welcome if they are accompanied by a resident. • Lighting and landscaping around Clubhouse • -Security - A security patrol car drives through the area several times a day (at different times) checking for anything suspicious or out of the ordinary. However, always call 911 for any emergencies.
