Buying a hotel apartment in GO1 Resorts at Badem, Assagoa, Goa, is simple and straightforward.

Once you choose your room, please deposit a reservation fee of 20% of the total property cost to book your apartment. Payment shall be made to “Bhoomi Developers” payable to Acc # 00072560004591, HDFC Bank, Bhandarkar Road Branch, Pune.
70% payments during progress of work (stages as under).
10% on completion of slab of lower basement.
10% on completion of slab of upper basement.
10% on completion of slab of First floor.

HOTEL ROOM OWNERSHIP WITH RENT BACK AND FREE STAY
15 year (5+5+5) Lease back agreement where you lease the hotel room for the first five years and subsequently with five years intervals.
Property is commercial and not residential.
Rentals paid quarterly-
6 % per annum of the invested amount for the first five years
9% per annum of invested amount for the next five years and
12% per annum of invested amount for the subsequent five years.
21 days free stay in a Calendar Year (2 weeks during June/July/Aug/Sept and one week during peak period except 23rd Dec to 4th Jan) with lodging and boarding for 2 adults plus 2 kids.
Zero Maintenance Charges on FFE and structure.
No electricity, water charges and Property taxes.
You can terminate the lease back agreement by giving 2 (two) months notice to (Resort Operator) Lessee if decided by the Owners to change the operator.
This agreement is transferable, in case you intend to sell your apartment.
Every five years, furniture will be replaced or renovated depending on condition.
Your hotel room will be refurbished at the end of each lease period.
“Buy Back Option” after the end of first five year lease period @ 25% appreciation.
Insurance of property is covered by the operator during the lease period.
Car park is free for the owners during their stay.

1. Who looks after the property when I am not there?
Ans: A professional resort operating/management team (M/s Hitesh Motels Pvt. Ltd) will look after your property for you, allowing you to enjoy each stay, knowing your investment is in safe hands. The management team will arrange for cleaning and other services that might be needed to keep the property in top condition for resort guests and owners staying during their free stay period.
2. Are transport facilities available at the resort?
Ans: Taxis and scooters/motor cycles are available on hire for shopping and commuting in Goa. Private transport and airport pick-ups can also be organized for a nominal charge.
3. Can I get a bank loan to finance my purchase?
Ans: Yes. The developers, M/s Bhoomi Developer will have affiliations with several banking and financial institutions to enable your purchase through a loan.
4. Are there medical facilities at the site?
Ans: Basic First Aid is available at the site. In addition, a doctor will be available on call at standard charges.
5. Is parking free & safe?
Ans: Parking is safe and is available to all Condominiums owners when they use their free stay option. Guests of resort are allowed free parking in the lower basement. Paid. Car wash facility is also available.
6. What are the terms of payment when purchasing a GO1 Resort Condominiums?
Ans: The terms of payment are as follows:
20% of Condominiums value on booking
70% progress payments
10% on handing over the Condominiums keys
7. Who are the builders and developers of GO1 Resorts?
Ans: GO1 Resorts is developed by M/s Bhoomi Developers, Pune. M/s APEX Consulting Engineers are the Project Management consultants. M/s Hitesh Motels Pvt. Ltd. is the resort operator and management team. They are the owners and operators of Poonam Hotel in Deccan, Pune since 1997.
8. Are the Condominiums fully furnished?
Ans: Yes, the Condominiums are fully furnished and additional amenities are available on request through the resort.
9. What are the check-in and check-out timings for complimentary stay in the Rent Back Options?
Ans: In the Rent Back Options, the complimentary days of stay will have a check-in and check-out time of 12 noon.
10. Can liquor be consumed in the Condominiums?
Ans: Yes, your Condominiums is your home and you may choose from a variety of beverages available at the resort or get your own. However, damages caused by irresponsible behavior will be back charged/claimed.
11. Is there a provision for electricity failure?
Ans: Yes. GO1 Resort is well equipped for any power failures. The resort has a robust 100% back-up system for any shortages.
12. Is there a kitchen set up in the Condominiums?
Ans: No. All food is served in the restaurant. In the rent back options, the 21 days free stay includes all meals.
13. What are the pool timings? What are the safety measures at the pool?
Ans: The swimming pool is open from 7 am to 8 pm every day. There is a separate pool for children and a Life Guard will be available.
14. Can I bring my dog and cat to the Condominiums?
Ans: Pets are not allowed into your Condominiums.
