Project Narrative • When a major developer proposed a master planned community in Red Rock Arizona, the superintendent (who knows every student’s name) of the small cattle ranching community between Tucson and Phoenix, was suddenly overwhelmed with what lied ahead. The design and construction team was created and given one main goal: to maintain the schools’ tradition of “No Cracks in Red Rock”. This was further defined to build a school that will stand the test of time, providing optimum learning spaces for the students comprising of good air quality, lighting, acoustics and the latest technology. • With an extremely tight budget, our team generated a listing of priorities to help establish what must be built now, what could be added in the future and during the construction process, to take advantage of ongoing value engineering opportunities. Our team was also challenged with a rigorous schedule to beat the rush of new community members as well as a moratorium on state funded schools. • We started with special programming workshops including district leadership, staff, teachers and long standing community members. We provided planning booklets as feedback at the following phases: Program (with education specifications), Schematic Design (with renderings, examples of materials selections and a site specific mechanical system comparison including a gas vs. electric comparison) and Design Development (with outline specifications and a construction cost estimate). • The recently occupied school is a wonderful example of great team work, functional, efficient (maximize classroom space and minimizing classroom student sizes), high quality design, and construction. This school provides a comfortable environment for students with clear and controlled entrances, roomy corridors and a strong school identity (through the use of control joints and paint schemes). This 97,020 square foot, four building campus style school for 1,050 students includes the following programmatic elements: Red Rock Elementary School Red Rock Elementary School Page-13

Red Rock Elementary School • Classroom Buildings, Two separate wings – Primary and Intermediate grades: Typically 5 spacious classrooms per grade with two windows in each room with classroom connecting doors, teacher work room and one ¼ size “pull out” resource rooms per two grades, special education spaces, a computer lab per classroom wing, specialized classrooms (Science and Art) for 7th and 8th grades. • Gym/Cafeteria/Kitchen Building, located between classroom wings and play areas: The kitchen is designed for max capacity in minimal time periods comprising of two separate serving lines. The Cafeteria is separate from the Gym (with stage capable of serving as a classroom) and they share a lobby. There is also a spacious exterior plaza with trees providing outdoor socializing and socializing. Full gymnasium with space for retractable bleachers and two side courts. • Administration/Kindergarten Building (Centrally located): Kindergarten is planned for all day and has a separate play space with an exterior classroom sized covered area and a grass area sized for two classrooms. Main entrance to the administration provides for a public side and private side. The Library is spacious and has a separate community entrance as well as a large plaza for gathering. • Site Design: Special coordination was required with the community developer for the school site, road and utilities locations. We provided a separate bus drop off from parent pickup and drop off and included ample overflow pickup/drop off area. • Technology: We included the technology designer early on to integrate the infrastructure to include the following: Media delivery, CCTV, Card Readers, WiFi, smart boards, etc. Redundancy was critical component to the safety and emergency response systems (telephone, fire alarm, and intercom). • Materials/Elements: • -Roof - Wood structure, R-30 insulation, 20 year single ply APP membrane. • -Walls - Metal studs, R19 insulation and stucco with CMU wainscot near pedestrian areas at the administration and classroom buildings; Painted CMU at the Gym, Cafeteria and Kitchen. • -HVAC - High efficient rooftop package units with programmable t-stats. • -Lighting - Occupancy sensors, energy efficient lamps, dual pane glazing. • -Landscaping – minimized turf areas, maximized xeriscape utilizing reclaimed water for all irrigation.
