  2. HighlightsConcerto/act2 Hannover 48 4 3 Above all: 7 other objects with renewable energy 2 Elisabeth Kirscht 1st July 2011

  3. Vision at project start • Integrative modernisation of buildings on a large scale • Focus on multi-family dwellings • Motivation of private house owners • Modernisation focus on building envelop • Using passivhouse components • Centralisation of heating systems • Using renewable energy where possible • Modernisation standards for public buildings • Instruments for financial and advice support • Quality assurance 3 Elisabeth Kirscht 1st July 2011

  4. Multiple-family dwellings 4 Elisabeth Kirscht 1st July 2011

  5. Multiple-family dwellings Total: 42 Multiple family dwellings 364 apartments 22.311 m² useable area 5 Elisabeth Kirscht 1st July 2011

  6. Multiple-family dwellings – costs - 6 Elisabeth Kirscht 1st July 2011

  7. Multiple-family dwellings – costs - Support: 7 Elisabeth Kirscht 1st July 2011

  8. Upper limit for investment For building components with difficult thermal bridges such as these cantilevered balcony base plates, the structural assessment was the determining factor for carrying out such renovation details or not. Elisabeth Kirscht 1st July 2011

  9. Quality of the building envelopeMultiple family dwellings Statutory savings: 55% Actual savings: 70% 9 Elisabeth Kirscht 1st July 2011

  12. 1. Housing companies retrofitting of buildings in Vahrenwald Arndt Weidenhausen, proKlima

  13. Transmission losses: legal requirements and Concerto standard • different standards of the two housing companies Arndt Weidenhausen, proKlima

  14. Energy consumption in Vahrenwald reduction of final energy consumption from 129...185 kWh/m²a to 71...97 kWh/m²a Arndt Weidenhausen, proKlima

  15. Energy savings in Vahrenwald final energy consumption savings between 37 and 54 % (52 .. 68 % without DHW) Arndt Weidenhausen, proKlima

  16. Energy consumption over the years Hirtenweg Ernst-Eiselenstr. 2-8 different development of energy consumption over the years Arndt Weidenhausen, proKlima

  17. Résumé buildings of housing companies • Heating energy savings of50 -70% are nearly as high as predicted and much better compared to usual retrofits. • Heating consumption reduces from 140 kWh => 45 – 70 kWh / m² and year. • More ambitious measures in Gundlach buildings lead to better results (10% higher savings) than in the objects of Spar- und Bauverein • Increasing importance of DHW: 10-15 % (before) => 30-40 % of total energy consumption • The legal requirements of retrofitting have been falled below 30%. The new buidling requirements have been fullfilled in all buildings (CONCERTO-Standard). • The housing companies gained experiences with high energy standards and are prepared for the more strict requirements: • complete retrofitting in one step • high living comfort and low energy costs for tenants Arndt Weidenhausen, proKlima

  18. Main instrumentsmultiple-family dwellings Determination of energy standards Comprehensive energy planning Tenants information and support during implementation Impact on rental fee (agreement tenants and association) Quality assurance 18 Elisabeth Kirscht 1st July 2011

  19. Accompanying measures Qualification measures for crafts and planners Framework requirements for quality assurance Information networks and campaigns Target GmbH Target GmbH 19 Elisabeth Kirscht 1st July 2011

  20. Private house owners 20 Elisabeth Kirscht 1st July 2011

  21. Private house owners In face of a great number of our activities it was difficult to get through to the privat owners. Only one aim was possible: Motivation of owners, who had already decided on modernisation of their buildings, to realise higher energetic standards. Important help: information and advice by the Energieassistent 21 Elisabeth Kirscht 1st July 2011

  22. Private house owner Bergkammstraße in Ahlem Concerto – KronsbergstandardFinal demand for space heating: 35,8 kWh/m² (< 55 kWh/m²) Elisabeth Kirscht 1st July 2011

  23. Private house owner Bergkammstraße in Ahlem Concerto – KronsbergstandardFinal demand for space heating: 35,8 kWh/m² (< 55 kWh/m²) Achieved standard compared to national regulations for new: buildings: building envelope HT‘ : 30 % superior primary energy demand: 45 % superior 23 Elisabeth Kirscht 1st July 2011

  24. Private house owner Bergkammstraße in Ahlem Concerto – KronsbergstandardFinal demand for space heating: 35,8 kWh/m² (< 55 kWh/m²) Total support: 26.000 €, 22 % (4.452 € Concerto) Total costs: 118.500 € 40 % for retrofitting Achieved standard compared to national regulations for new: buildings: building envelope HT‘ : 30 % superior primary energy demand: 45 % superior 24 Elisabeth Kirscht 1st July 2011

  28. Main instrumentsprivate house owners Initial energy advice (door to door campaign) Independent information and technical advice for house owners (high qualified energy assistant) Determination of energy standards Support for single components better than for complex retrofitting, because they are mostly common Quality assurance financial support for the measures it selves for the energy assistant for quality assurance 28 Elisabeth Kirscht 1st July 2011

  39. Summery of experiences • Experiences • successful implemented • very difficult, possible: only motivation to more • very important for efficient use of renewables • successful implemented, apart from ventilation systems • Questions by Monitoring data about distributing losses • successful implemented • 30 % under concerto new build standard can be achieved with refurbishment • subsidises are essential, particular in good coordination between local, regional and national funds, • essential; subsidies are necessary • Vision • Focus on multi-family dwellings • Motivation of private house owners • Modernisation focus on building envelop • Using passivhouse components • Centralisation of heating systems • Using renewable energy where possible • Modernisation standards for public buildings • Instruments for financial and advice support • Quality assurance 39 Elisabeth Kirscht 1st July 2011

  40. Lessons learnt Barriers are not technical Solutions are information and communication, high qualified advices and financial support 40 Elisabeth Kirscht 1st July 2011

  45. Residential buildings in Hannover retrofitting of multi-occupancy buildingsof housing companies 42 buildings of 3 housing companies with 364 apartments with ca. 22.300 m² • energetic renovation to new building standard or better • energy supply: district heating from biomass, wood pellets or heat pump retrofitting of residential buildings of private owners 10 buildings with 34 flats (ca. 3.330 m²) • energetic renovation to new building standard or better • energy supply: district heating from biomass or wood pellets • partly solar energy use (PV or collectors) Arndt Weidenhausen, proKlima
