  6. Snapshot of The Phoenix Residential Marketplace- The Good News • More than 10,000 units of the “Active” inventory have been absorbed since January 2009. Current Inventory stands at 41,405 a 25% reduction! • Closed sales in the last 30 days were just under 8,400 units, the highest level of sales since 2006 • FHA loan limits in Maricopa County returned to the higher price levels of 2008 to $246,250 an increase of $70,000 • “Active” Inventory of properties within FHA loan levels is approaching a “balanced” market with inventories in the $350,000 and under pricing levels generally with active inventories in the 3-5 month range.
