The Goregaon-Mulund Link Road (GMLR) is a 12-kilometer road infrastructure project that will directly connect Mulund with Goregaon. After Ghodbunder, Jogeshwari-Vikhroli Link Road (JVLR) and Santacruz Chembur Link Road, GMLR is Mumbai's fourth east-west corridor. • The total estimated value of this project is 6,225 crores1. This reduces congestion and shortens travel time. The journey from Mulund to Goregaon currently takes 80 minutes. Once the new GMLR route is operational, this journey time will be reduced to 20 minutes. • GMLR - Project Plan • The GMLR project covers 12.2 km. BMC proposed the construction of 2 tunnels under the Sanjay Gandhi National Park. A 4.7 km tunnel and a 1.6 km tunnel will pass under the SGNP. Both tunnels will be 20-200 meters underground. • The new forced ventilation technique will be used in the construction of the tunnel. There will be no outlets for ventilation above ground so there will be no wildlife problems. • The remaining 6-7 kilometers of road consist of 2 6 lane flyovers, one from the Dindoshi farm to Filmstadt and the other at the Hedgewar junction in Mulund. • Several kilometers of roads will be widened to ensure uninterrupted traffic.
The route starts on the Eastern Express Highway near the Mulund-Airoli signal and near the Western Express Highway in Goregaon. • The upcoming infrastructure project in Mumbai is divided into 4 phases: • 1 Construction of a bridge to Nahur . train station • 2 Widening the road between the eastern and western suburbs • 3 Construction of twin tunnels near Sanjay Gandhi National Park and plans for flyovers at various crossings • 4 flyovers at the intersection of East and West Toll Roads • The GMLR project received the green light from the National Wildlife Council (NBWL) and the State Wildlife and Eco-Sensitive Zone of Maharashtra (ESZ). • BMC plans to construct a rehabilitation building to provide shelter for people affected by this project2.
How will the GMLR project affect the real estate market? • The GMLR project will change the game for Mulund, Nahur, Bhandup, Airoli and Kanjurmarg. This will be a huge boost to infrastructure and connectivity to these areas. Quick access to the western suburbs will increase the demand for residential and commercial space in the Mulund-Bhandap-Nahur belt. The region is likely to see high valuations. • The Millennium Marathon is an upcoming commercial project in Mulund. It is 10 minutes from GMLR. It has flexible office space ranging from 350 to 10,000 square meters and will be a great relief for people who travel to the western suburbs for work every day during this time. Currently the journey from Mulund to Goregaon takes almost 1.5 hours by JVLR or Godhbunder Road. With GMLR you can reach Goregaon and neighboring suburbs from the central suburbs of Mulund, Bhandup or Nahur in less than 30 minutes. Current Status • BMC began construction on the Mulund side on March 14, 2022, after the first ceremony was held by Foreign Minister Atitia Thackeray. However, work on the tunnel under the Sanjay Gandhi National Park (SGNP) will not start until February 2023. • The first phase of the project, which includes the construction of the flyover, is due to be completed in 2023. However, the road will not be opened to the public until the tunnel is operational. Therefore, full operation will start in December 2026.
