For much of Mumbai's history, Byculla has been a culturally rich home for a wealthy community. The city has changed over the decades, and today, Byculla stands at the crossroads of complex history and the future to come. • Byculla, the next Lower Parallel? • Byculla, like its neighbors Parel, Worley, Mahalakshmi and Chinchpokli, is a large group of mills. Over time, most of the factories in this settlement fell into disrepair and entrepreneurs acquired most of them to create prime residential and commercial properties. One particular area that has developed tremendously is the Lower Parel-Worley belt where shopping districts like Marathon Futurex, Peninsula, Kamala Mills etc. and the F&B industry really thrived. This in turn is mainly due to the fact that the area has many office visitors during the day and families at night. Mahalakshmi and Chinchpokli, on the other hand, have seen the emergence of a number of luxury residential properties over the past decade or two. Now it seems that Byculla is following a very similar trajectory to the surrounding area.

This logical development will drive a huge wave of development towards Byculla and it will be an unrivaled opportunity for both entrepreneurs and property buyers. • Traffic and connectivity • Byculla has always been very well connected to different parts of the city. Strategically located between South Mumbai, the western suburbs and the harbor line. Highways - East and West Highways and East Highways - are just minutes from Byculla. Some of the oldest and most famous schools, colleges, and hospitals are in this area. Reputed educational institutions such as Villa Theresa, Queen Mary, St. Xaviers, J.J. The School and Jai Hind are located next to Byculla. Famous hospitals like Saifee, J.J. and Jaslok is also just a few minutes away. As for social infrastructure, we have seen the construction of major roads in Lower Parel, Worley, etc. ongoing. and all this turned out to be Byculla's neighbors. The surrounding infrastructure can make or break a place, but Byculla ticks the right boxes. • Value proposition
One of the main reasons why Byculla deserves attention as the next real estate hub is its excellent value for money. Commercial property prices in places like Mahalakshmi, Lower Parel and Worli have almost tripled in the last decade. Residential real estate is no different. Although the price increases may not be the same, owning a home in this area has become very expensive. As previously mentioned, it is time for Byculla to witness a remarkable development and with that we witness an influx of quality residential and commercial properties.
