One of the common features in Indian real estate market is the high-rise buildings in the commercial and residential sector and thus they have elevators. There, however, is a growing interest of the owners to install elevators in the low-rise independent homes as well. The increasing demand for elevators highlights the requirement to understand the usual lift regulations pertaining to the security, safety and building the norms in India.

Experts say that the maintenance, construction and safe working of the lifts are regulatory by lifts acts and rules made in certain states. Indian Standards, in addition, have been prescribed for the elevator defining the recommended dimensions, types, a method of sharing and technical specifications. Also, the Indian Standards prescribe the code of practice for operations, installation and maintenance of goods and service lifts and passenger. The safety of the lifts is covered under above regulations. While IS or Indian Standards will be appropriate for installations across India, Lifts Act is pretty specific to states where the acts have been enacted.

Approvals required

If you wish to install a lift in your building, there are a specific set of approvals that you need to seek from the government which is based on several parameters. The owner of building or complex has to apply to the government for a license to license and install to use a lift. The approval of license is dependent on the important factors which include whether the list is installed as well as maintained by the authorized contractor. Also, the validity of both licenses certainly differs from one state to another. Presently, ten states have these licenses. These cities are Gujarat, Maharashtra, Kerala, Karnataka, West Bengal, Tamil Nadu, Assam, Himachal Pradesh, Haryana, and Delhi.

The process to install as well as use an elevator does not end here as there are various posts that there are post-installation tests that are done to make sure security and safety of users. Once the approvals are guaranteed, the owners need to get the elevators installed by manufacturers of the elevators or may be a person who is certified as the ‘company of electrical and mechanical engineers in the state. After the positive installations and commissioning, the equipment is inspected by lift inspector in harmony

What should you check before buying any lift?

Key factors that should be taken into consideration before actually finalizing a lift that includes capacity and load requirements, traffic patterns, speed, the number of people in the building, and safety systems such as infra-red door curtains, automatic rescue system, mechanical safeties and load-weighing device.

Experts say that progressively, we find the customers ask for energy-efficient equipment, environmentally responsible systems, automatic switch off or options of power standby and elevators that offer ease of maintenance. Also, for quality stand point, evaluate systems on basis of ride quality with reduced vibration and noise. Integrated security systems are also being widely considered in this particular age and day.

Although lifts act lacks reliability due to an absence of central law, there are various requirements or needs that the builder will have to meet to install a lift. Industry bodies such as Bureau of Indian Standards are trying to change by driving compulsory safety standards for escalator and elevator as well as seeking cooperation from States.
