  1. Why Every Successful House Flip Needs A General Contractor

  2. House flipping has become increasingly popular in recent decades, and with the profits some homeowners go on to make when they buy run down properties and renovate or remodel them, it’s easy to see why. However, the success of every house flip is almost always dependent upon the quality of workmanship, and for many DIY house flippers, they simply can’t meet the same standards as a professional general contractor. Or someone who doesn’t really know what they’re doing, may knock down a wall that could affect the overall structure of the property, or choose not to take down a wall that could have benefitted the property, because they didn’t have the know how or skill to do it.

  3. What is a general contractor’s role in a house flip? An integral element of any successful house flip, the general contractor is responsible for overseeing the entire project, from beginning to end, and if you’re not able to be present while the work is being carried out, they’ll assume that responsibility fully, in your absence. Your chosen general contractor will also help you with the financial planning aspects of the flipand will guide you as to how long the project is likely to take, and how much labor and materials will cost you.

  4. As with many construction and renovation projects, building permits are often required, and an experienced general contractor will know what requires permits and what doesn’t, and where necessary, will take charge of attaining all of the necessary permissions from the relevant authorities, while keeping you updated as to how long the process is likely to take.

  5. Regular inspections are also the responsibility of the general contractor, and they will organize these at different stages of the project, while overseeing them, too. It’s important to note however, that while the contractor remains in charge of the process, it is the building owner who is ultimately held responsible for making sure that all work is completed within the parameters of strict building codes. Any work that fails to meet the codes requirements and subsequently suffers defects as a direct result of this, could see the property owner facing hefty fines and/or penalties.

  6. Is it worth hiring a general contractor? If you want a successful house flip that gets you the results you desire, then hiring a general contractor is as good as essential. Not only that but having them onboard will significantly reduce your workload and stress levels, and while they cost more initially than if you were to have all the work carried out independently, correcting errors, paying building code fines and waiting longer to sell the property due to substandard work or a slower rate of work, could end up costing you significantly more.

  7. With a general contractors name on the permit, there is also an increased chance of the project being right first time around, avoiding failed inspections and penalties, among others. Taking on a house flip without the help of an experienced general contractor is a risky business, and if house flipping is your business, you’ll definitely benefit from their expertise, guidance and supervision.
