Moving into a newly constructed home has many advantages, and not only do you get to relish the feeling of everything being shiny, new and untouched, but you get an amazing opportunity to put your personal stamp on the place. If you’ve found a vacant lot in a desirable and affordable location, and have big ideas about having your home newly constructed on it, or would like to reserve a home on a development that hasn’t yet been completed, you might be seeking a bit of guidance as to how long the build might take, and what the different phases of the build will be. While no two home builds are the same, each construction project will follow a similar pattern, and the work generally takes place in the same, or similar order.

Once the final designs for the property have been mulled over between both parties and agreed upon, the construction phases can begin: 1.Planning and Teardown Phase Taking place right at the very beginning of the construction timeline for real estate developers and construction companies, the architect may still be involved at this point, helping to finalize the design. Your new home may have a rendering, a floor plan, or just a photo of a past project from the same developer or general contractor.

If you’re hiring a construction company to build your new home, the lot that you’ve purchased may even have a building still standing on it, in which case they will need to demolish it before any other work can begin. If you’re buying a new construction home from a developer, it’s at this stage that you’ll have the most opportunities for customizing your new home.

  5. Mid-Project and Construction Phase At this phase in the construction project, all relevant permits should have been approved and work will be well underway. If buying your home from a developer, you might not be able to view the build’s progress for safety reasons, but you should at least be given access to the floor plans, renderings and spec sheets. In some instances, you may still be able to upgrade packages or make customizations during this phase.

  6. Delivery Phase At this point, if you’ve hired a general contractor to build your home for you, the work should now be complete and might even have received a certificate of occupancy from local inspectors – and the same applies if you’re buying from a developer. It’s highly likely that the majority of customizations will need to have been put in place already, at this stage, but you should be able to view your newly constructed home and start thinking about making it yours.

There’s nothing quite like the feeling that you get when you move into a home that nobody has lived in before; nothing has been damaged, misused or decorated in colors that you would never choose, and the layout is exactly how you want it.
