  2. For any custom home building project, there is typically a set process to the construction phase, and it’s important to be aware of this before you even consider having your home built for you. From smaller, ranch-style homes, to multi-bedroom mansions, the more familiar you can make yourself with the construction phases, the smoother the project will be. Let’s take a look at each step involved in an average custom home building project:

  3. Purchasing a lot, financing and permitting Acquiring the land upon which you wish to have your home constructed is the first step, and it may be that you need to secure financing at this point. You’ll also need to find out whether you’re allowed to construct a home on the land, and if any permits are required before construction starts. Preparing the site and foundations In many instances, you’ll need to have work carried out on the lot before any building work can commence, and this can include clearing trees, grading the area where the home will go, and even building retaining walls and other structures that are important for keeping soil in place. Once the lot has been prepared, the foundations for your home can be poured.

  4. Framing and roof Needing to be completed before any other phase of the home building project commences, is the rough framing of the house. Once this has been done by your chosen construction contractor, the qualified roofing technicians will put the roof on. Insulation, plumbing, electrical and HVAC There are a variety of components that will be hidden in the floor, walls and ceiling of your new home, such as insulation, plumbing and electricals, and these should all be done before those areas are closed up.

  5. Drywall and interior finishing Once the structure of your home has been completed and all of the internal components are in place, it’s time to start thinking about the interior. Drywall will need to be put in, finished and painted before interior trim pieces and other decorative features are added. Such things as appliances, countertops, cabinets, and much more, will also be put in place during this phase of the project.

  6. Exterior finishing and landscaping Once the interior of the home has been finished, your construction contractors will turn their attention to your home’s exterior. At this stage, driveways, walkways, patios and swimming pools etc., can also be put in place, and the landscaping contractor may add tress, plants and grass as per your requirements. The final inspection and walk through Once your home has been skilfully constructed by your general contractor and their team, they will carry out a final walkthrough inspection to ensure that everything has been done to your requirements and to an appropriate standard. If you secured bank financing to build your home, there may also be a bank representative present at this stage.

  7. Then, you’ll get a certificate of occupancy from your local government body, and can move in and begin enjoying your custom built home!
