Usually, the plot location, size and budget are the main factors determining whether you opt for a single or two-story home, and the difference in cost between the two will depend upon the size of the foundation and roof coverage. Much as you would when purchasing a home, you should carefully consider your finances and come up with a budget that you’re comfortable with.

If you’re still undecided as to which type of home to build, here are a few pros and cons of building a two-story home, to consider: The pros of building a two-story home For a primary residence, a two-story home is a popular configuration, and it leaves ample room for a kitchen, living room, bathrooms, bedrooms and additional space for a playroom, guestroom or office, for example. With a two-story home, you get the following: • More space – because you’re building up instead of out with a two-story home, you get all the space of a ranch-style home, but with less roof coverage, making it more cost-effective.

More square footage for your money – as mentioned above, a two-story home takes up less square footage on the ground, so if you’re buying a plot in an expensive area, or large plots are out of your budget (or not even available), you can still have the large home that you want and can afford, by building up, not out.
