  1. 4 Considerations to Make Before Adding on To Your Home

  2. If your family are beginning to outgrow your home, then there are really only two choices you can make: buy a bigger property or make your existing home larger with an addition project. If you love your home and its location, adding on to it could be a more cost-effective way of giving you more space while not sacrificing the space you’ve come to love over the years. Home additions have become increasingly popular over the years, and while they are a great way to create more livable space and increase the value of a home, there are some important things to think about before making the decision to take on an addition project:

  3. 1.How big should the addition be and what function should it serve? While you may want to add on to your home to create more space for your family, it’s still important to think about the type and size of project you want to take on. Are bedrooms going to be the most important, or would an office help free up some much-needed space in your home? Naturally, your budget will also have an impact upon the type and size of addition you choose, so think carefully about whether you can afford to maintain your extra space once it’s constructed, and whether you can afford for your energy bills to increase.

  4. The size of your budget and how far it will stretch Smaller additions can be achieved on a budget, but whatever your budget is, make sure that it’s clear before you begin even thinking about the size of the project. Generally, you’ll need to have at least 20% more money available in case a problem arises, or the project goes over budget, which can happen for any number of reasons. Extra expenses can include excavation, the addition of supporting beams and trusses, insulation and so on.

  5. What type of contractor will you need? In many cases, an experienced general contractor will be able to handle every aspect of the addition project, but depending upon its complexity and whether structural changes need to be made, you may need to hire an architect. Check with local contractors as to whether they have their own architects, or whether you’ll need to hire your own.

  6. Do you want to sell your home in the future? It’s important to remember that even if you don’t plan to sell your home soon, or even in the foreseeable future, any changes you make to it (provided they’re carried out professionally and are well-maintained), will probably add to its resale value. If selling your home in the future is important to you, talk to your general contractor about which types of addition projects will give you the best return on your investment. Provided you don’t rush into an addition project for your home, and always work with experienced professionals, adding livable space to your home could not only give you more livable space for you and your family to enjoy, but could increase the value of your home, too.
